Why the Distinction Matters

Commercial appliance repair is not one trade, and the phrase covers two quite different kinds of work that need different people.

Food service equipment means production cooking: fryers, griddles, char broilers, combi ovens, steam kettles, walk-in refrigeration and the rack systems behind them. That work needs specific certifications, gas qualifications appropriate to commercial appliances, and relationships with manufacturers who do not sell parts to anybody else. Companies that do it properly do only it.

Light commercial and professional-grade appliances means equipment that is built to a commercial standard but installed and used more like domestic equipment: the refrigerator in an office break room, an undercounter ice machine behind a bar, a glass-washer in a cafe, a Sub-Zero column in a show kitchen, the laundry pair in a serviced apartment.

The second category is where we work, and it is genuinely our trade rather than an extension of it. The appliances are the same ones we repair every day in high-specification homes: the same sealed systems, the same control boards, the same panel-ready installations, the same manufacturers.

We say all this plainly because the alternative is a wasted call-out on both sides. If you describe what the equipment is when you phone, we will tell you immediately whether it is ours.

The quick test. If your appliance would look at home in an expensive kitchen, it is probably ours. If it would only ever be found behind a commercial serving line, it is probably not. Where you are unsure, the model number settles it in one phone call and costs nothing.

Commercial Refrigeration

This is the largest part of the light commercial work we do, and it is the equipment where downtime costs money fastest.

Undercounter and reach-in commercial refrigeration differs from domestic in ways that change how it fails. It is built to hold temperature while doors are opened constantly rather than a few times an hour, so the compressor is sized larger and runs a higher duty cycle. It usually has a forced-air condenser with a filter, which domestic units do not. And it is frequently installed in a hotter environment than a kitchen at home.

That produces a characteristic fault pattern.

The condenser filter and coil are the first thing to check, always. Commercial units draw air through a filter that is genuinely meant to be cleaned on a schedule, and in most premises nobody has a schedule. A blocked filter starves the condenser, the compressor runs continuously, the box drifts warm, and the whole thing looks like a failing sealed system. It is a filter.

Door gaskets fail far sooner than domestic ones, because they take many times the number of cycles. A commercial gasket that has hardened or torn admits warm humid air continuously, which shows up as ice on the evaporator, a cabinet that will not hold set point, and a compressor that never stops.

Defrost failures show themselves quicker. With more door openings there is more moisture entering, so a failed defrost heater or termination thermostat builds a blocking frost layer over the coil in days rather than months.

Ambient temperature is a real variable. Equipment installed in a service corridor, against a wall carrying kitchen heat, or in a room without adequate ventilation is working outside the conditions it was rated for, and no repair fixes that. Where we find it, we say so.

Commercial and Undercounter Ice Machines

Ice machines are the equipment most often written off as failed when the actual fault is maintenance, so they are worth their own section.

A commercial ice machine is refrigeration with a water circuit attached: a compressor and condenser, a water pump, an evaporator plate or mould, a harvest mechanism and a drain. Every one of those can be the fault, and the order in which we check them is deliberate.

The drain comes first, even on a no-ice complaint. The bin holds ice at above freezing and some of it melts continuously, so the meltwater has to leave. Where a drain is blocked, has no fall, or has a failed pump, the machine stops on a full reservoir and the complaint arrives as no ice, with nobody mentioning water. This is the single most common cause we find.

Then the cleaning and sanitising cycle. Every manufacturer specifies one at an interval based on use, and in most premises it has never been run. Two things degrade: mineral scale insulates the freezing surface so production slows and ice comes out soft and cloudy, and biological film builds in the reservoir and bin. The first is a performance problem, the second is a hygiene one, and both are the same cycle.

Then the condenser and the grille, which on a machine boxed into cabinetry is frequently starved of air.

Then the water side: supply valve, filter, pump and distribution across the plate. On a clear-ice machine, cloudy ice is an early warning of a weakening pump rather than a cosmetic complaint.

Only then the refrigeration itself. By the time we get here, most calls are already solved.

On water quality. Ice machines are more sensitive to it than any other appliance, and premises on hard water or on a private well will scale a machine quickly regardless of how well it is otherwise maintained. Where that is the situation, treatment at the supply is the fix and repeated descaling is a running cost. We will tell you which one you are looking at rather than selling you the second forever.

Light Commercial Dishwashers and Glass Washers

The undercounter machines found in cafes, bars, salons and small offices are close relatives of domestic dishwashers, and they fail in the same places with one important difference: cycle count.

A domestic dishwasher runs perhaps once a day. The equivalent machine behind a bar may run forty times. Every wear item therefore reaches the end of its life in a fraction of the calendar time, which is why an appliance that would last twelve years at home needs attention in two or three here.

What that changes in practice: the door gasket, the drain pump, the wash pump seal and the heating element are consumables rather than failures. Scale on the element is the commonest performance complaint on hard water, because the machine is heating water many times a day. And the filter, which in a domestic machine is a monthly job, is a daily one.

The other genuine difference is drainage. These machines are often installed where the drain run is long or nearly level, and a machine that cannot empty briskly between forty cycles is a machine that will be reported as slow, dirty or smelling, none of which is a fault in the appliance.

Professional-Grade Cooking Equipment

Professional-style ranges and built-in wall ovens from Wolf, Viking, Thermador, Miele and the professional lines of the mainstream brands are within our trade, and this is worth stating clearly because people assume otherwise.

These appliances are built to a commercial standard but they are domestic appliances by certification and by installation. We service them constantly in high-specification kitchens, and the same appliance in a show kitchen, a demonstration space, a serviced apartment or a small office is the same job.

Where they differ from ordinary equipment: heavy well-insulated oven doors put real load on hinges, so a door that no longer seals flat is a common and worthwhile repair. Surface burner caps and spark igniters need cleaning and correct seating far more often than people expect, and a misaligned cap produces a yellow uneven flame that gets misread as a gas fault. The ventilation the appliance was designed around matters, and an undersized or unmaintained hood throws grease back onto control panels.

What is outside our scope is production cooking equipment: commercial ranges beyond domestic certification, fryers, griddles, char broilers and combi ovens. Those need a food service contractor.

Laundry in Small Premises

Serviced apartments, short-term rentals, salons, small clinics and gyms run domestic or commercial-style laundry hard, and the failure profile follows the same logic as the dishwashers above: cycles rather than years.

Three things dominate. Drain pumps fail early because they simply do more work. Door locks and interlocks operate on every cycle and are therefore the wear item that most often presents as a completely dead machine. And vent runs on dryers block far quicker, which matters more here than at home, because a restricted dryer vent in a premises with a laundry running all day is both a performance problem and a fire question.

Two pieces of advice we give every commercial laundry customer. Have the dryer vent cleared and inspected on a schedule rather than when drying slows, and treat inlet hoses as consumables: braided stainless, replaced periodically, and taps closed whenever the premises is closed for a period. In a building with tenants below, a burst hose is not your flooring.

Downtime, Parts and Being Told the Truth

Commercial customers care about a different thing from domestic ones. At home, a broken appliance is an inconvenience. In premises, it may be revenue, and the question that actually matters is not what the repair costs but when the equipment works again.

So we handle that question directly.

We say at the diagnostic whether the part is on the van, available locally, or has to be ordered. Professional and commercial-grade brands are supported for a long time, which is much of what the equipment cost, but specialist parts are stocked in fewer places and some are days rather than hours away. You should hear that from us at the point of diagnosis rather than after.

Where a temporary arrangement is possible, we will say so. Sometimes a machine can run in a restricted way that keeps you trading until the part arrives, and sometimes it cannot and running it makes the damage worse. Those are different situations and they should not be presented the same way.

Where the honest answer is replacement, we say it early. The worst outcome in commercial work is a sequence of repairs on equipment that was finished, because each one buys days and the total exceeds a replacement.

Common Faults We Are Called To

Commercial Fridge Running Constantly, Not Holding Temperature

Condenser filter and coil first, then the door gasket, then defrost, then the sealed system. The filter is the answer more often than everything else combined.

Ice Machine Stopped With No Warning

Preventive Maintenance That Actually Pays

In premises, unlike at home, maintenance genuinely returns more than it costs, because the failures it prevents cost trading time rather than convenience. Four items carry nearly all the value.

Clean commercial condenser filters and coils on a schedule. Monthly in a busy or dusty environment, quarterly at minimum. This one item prevents more commercial refrigeration failures than everything else put together.

Run the ice machine cleaning and sanitising cycle at the manufacturer’s interval. Not when the ice tastes wrong, which is far too late, and more often on hard water.

Clear dryer vents on a schedule. In a laundry running all day this is a safety item, not an efficiency one.

Check door gaskets quarterly. Close the door on a sheet of paper and pull: if it slides out freely the seal has gone, and a commercial gasket that has failed is costing you compressor hours every day it stays.
