This section is first because it is the one piece of advice on this page that can save a floor.
A washing machine inlet hose is not like the rest of the plumbing in a house. Almost everything else is only under pressure when something is open. An inlet hose is under full mains pressure twenty-four hours a day, every day, whether the machine is running or not, and it is made of rubber. When it fails, it does not drip politely into a drain. It delivers mains water into a laundry room at the rate the pipe can supply, and it keeps doing so until somebody notices and finds the tap.
Now add the local factor. Charlotte County Utilities buys roughly 95 percent of its water from the Peace River Manasota Regional Water Supply Authority, which draws surface water from the Peace River and treats it at Kings Highway in DeSoto County, disinfecting with chlorine and chloramines. Chloramine is used because it persists in the distribution system, and that persistence is exactly what makes it hard on elastomers. It is well documented in the plumbing and home-inspection trades that chloramine attacks both natural and synthetic rubber, causing swelling, hardening, cracking, loss of elasticity and eventually disintegration.
The consequence for a rubber inlet hose is that it does not age the way the manufacturer assumed. Instead of gradually softening and seeping at a fitting, the wall hardens and then splits. The failure is sudden and it is at full pressure.
Two smaller habits go with it. Close the taps if the house will be empty for more than a few days, because there is no benefit to leaving a hose pressurised while nobody is home. And glance at the water from a white bathtub or a white bucket now and again: black flecks or specks are pieces of rubber from somewhere upstream, and they are a signal worth acting on before it is a hose behind an appliance.
The Door Boot and the Valve Seals
The same chemistry works on two other rubber parts, more slowly and less dramatically.
On a front-loader, the door boot is a large moulded rubber seal that is compressed every time the door closes and sits wet between loads. On chloraminated water it hardens from the outside in, and hardened rubber does not deform to follow the door. The first sign is usually a small leak at the bottom front of the machine during the wash rather than the fill, because the bottom fold is where water collects and where the flexing is greatest. By the time it is visible there is usually a crack in that fold.
Inside the inlet valve there are small elastomer seats that close against water pressure. When those harden, the valve stops closing cleanly and passes a trickle, which shows up as a machine that slowly fills itself when it is switched off, or as water in the drum that nobody put there. That is not a common fault everywhere. It is more common here than it should be.
