The Closet Was Built for a Smaller Machine

Boca del Mar is a master-planned community of more than ninety subdivisions across upwards of 2,300 acres, built out decades ago. Each of those subdivisions was designed with a laundry space of a particular size, and in condominiums, villas and townhouses that space is usually a closet with bifold or louvred doors rather than a room.

Washing machines have grown since. Capacity went up, which means the drum got bigger, which means the cabinet got deeper. A modern full-size front-loader is a substantially larger object than the machine a 1980s laundry closet was drawn around.

So the new machine goes in, and to get the doors to close it is pushed back as far as it will go. Behind it are two inlet hoses, a drain hose and a power cord, and all four are now compressed between the back of the appliance and the wall.

That produces four faults, and none of them looks like what it is.

An inlet hose folded double. The machine fills slowly, or on some models throws an error because the fill did not complete inside the time the control allows. People replace the inlet valve, which was fine. Worse, the hose work-hardens at the fold and eventually splits there, under full mains pressure.

A drain hose kinked or pushed too far into the standpipe. Kinked, the machine will not empty. Pushed too deep, it siphons: water drains away while the machine is still filling, so it never reaches level and the cycle runs forever. Both look like a failed pump.

A power cord trapped and chafing. Less common and more serious, and worth looking for whenever a machine has been forced back.

No air around the machine at all. A closed closet with a machine filling it is a warm damp box, which is its own problem covered below.

The Hoses, Which Are the Real Risk in an Attached Home

A washing machine is the largest uncontrolled water risk in a home. Its inlet hoses hold full mains pressure every second the taps are open, whether the machine is running or not, and nobody watches them.

In a detached house that means a flooded laundry. In the condominiums, villas and townhouses that make up much of Boca del Mar it reaches an attached or downstairs neighbour, and it becomes a claim rather than a repair.

Three habits deal with nearly all of it.

Change the hoses. Original rubber hoses are the ones that fail, almost always at the crimped coupling rather than in the middle, and they usually weep for a while before they burst. A rust stain, a bulge, or a stiff swollen section at either end means the hose has already told you what it plans to do. Braided stainless replacements are $60 to $130 fitted.

Leave them a gentle curve. A hose is not designed to be folded. If the machine cannot go back without folding them, the machine is too deep for the closet and it needs to sit further out, even if the doors then will not close.

Close the taps when you go away. Ten seconds. In a community with a large seasonal population, homes here stand empty for months, and a slow weep that would be a mop on a Tuesday is a ceiling in March.

The Closed Closet, Damp Air and the Smell

A front-load washer seals its door against a large moulded rubber boot with folds designed to hold a little water. That leaves a warm, dark, damp cavity after every cycle, with detergent and softener residue in it. Bacteria and mould colonise that residue as a biofilm which adheres to the rubber and is not removed by rinsing, and that is what the smell is.

A laundry closet makes it worse in a specific way. The machine is sealed into a small space with louvred doors and no ventilation to speak of, so the humidity it releases stays there, and neither the machine nor the closet dries out between loads.

In a home that stands empty for part of the year it is worse again: a sealed machine with a damp boot in a closed closet through a Florida summer is close to the worst case.

The routine that fixes it is free and it needs all of it. Leave the machine door ajar between loads, and leave the closet doors open too. Wipe the lower fold of the boot dry after the last load of the day. Use less detergent, since the excess is the food supply. Run a hot cleaning cycle monthly with the machine empty and a proper washer cleaner. And clean the dispenser drawer and pump filter twice a year.

Stacked Pairs and Compact Machines

Where the closet is too shallow for a side-by-side pair, the answer in this community was usually to stack, and that changes the service picture rather than the fault list.

Stacked pairs are a dryer bolted above a washer on a bracket kit. Reaching the lower machine frequently means unstacking, a two-person job in a confined space, which we book time for rather than discovering on the day.

Compact 24-inch machines turn up where even a stack would not fit a 27-inch pair. These are a different appliance with different parts and sometimes longer lead times, so the exact model number matters when you book.

Washer dryer combination units put both functions in one drum and dry by condensation, because the closet has no room for two machines and often no duct. Their signature fault is a blocked condenser passage: the machine washes perfectly and never dries, and no amount of looking for a duct will help because there is not one.

The Mechanical Faults

Away from the installation the list is the ordinary one, and most of it is worth fitting on a sound machine.

The drain pump, $130 to $320. Takes coins, buttons and grit and eventually stops or leaks. Most machines have an accessible filter in front of it and clearing that is the cheapest job on the list.

The door lock or lid switch, $110 to $240. A safety interlock the control must see before it will run anything, so when it fails the machine appears completely dead. It is a wear item because it operates every cycle.

Suspension rods and shock absorbers, $150 to $330. They soften with use and let the drum swing further than it should, which is the banging people mistake for bearings. Levelling comes first because it is free.

The front-load door boot, $150 to $380. Splits in its lower fold where water sits and the rubber flexes hardest, leaking during the wash rather than the fill.

The inlet valve, $100 to $230. Fails electrically or silts up in its screens. Worth ruling out a folded hose before condemning it.

Pans, Trays and the Things That Give False Comfort

In attached housing people are rightly worried about water, and a small industry exists selling reassurance about it. Some of it works and some of it does not, so it is worth being clear about which is which.

A drain pan under the machine. Useful, and required under some association rules, but only if it is actually plumbed to a drain. A pan with no outlet holds a few gallons and then overflows, which buys you minutes rather than protection. A pan with a drain line to a suitable point handles a slow weep indefinitely, which is the failure mode most likely to happen while nobody is home. Check yours has somewhere for the water to go.

A pan cannot handle a burst hose. This is where the false comfort creeps in. A supply hose under mains pressure delivers water faster than any domestic drain line will carry it away, so a pan is not the answer to that risk. Braided hoses and closed taps are.

Automatic shut-off valves. These sit between the taps and the machine and close the water when they detect a leak or when the machine is not running. They work, they are a genuine improvement in an attached home, and they are a plumbing installation rather than an appliance accessory, so that is a plumber’s call rather than ours.

Leak sensors on the floor. Cheap, and worth having, but they only help if somebody is there to hear them or they send an alert to a phone. In a home occupied for part of the year the alerting kind is the only kind that matters.
