Florida towns

Four Coasts, Four Different Problems

Florida is not one appliance market. What breaks, and why, changes with the water and the ground under the house.

Tampa Bay. Four counties and four different stories. Pinellas is coastal and low, so salt and storm water matter. Hillsborough is utility water at moderate hardness with a great many 1970s to 2000s slab houses. Pasco settles, which is why levelling comes before parts on a washer there. Hernando is largely private wells, and untreated groundwater in that county is very hard, often iron-bearing and sometimes sulfurous, which is a different set of faults entirely.

The Sarasota and Charlotte County coast. Sarasota County and the northern half of Charlotte County, from Whitfield down to Rotonda West. Three separate water systems inside one zone, a housing stock that runs from the 1926 Nolen plan to brand new master-planned streets, and a seasonal calendar that drives the fault pattern more than the climate does. Southwest Florida. Lee and Collier counties, where the housing skews newer and a large share of it is seasonal, so appliances sit unused for months and then work hard for a few weeks. That pattern produces its own failures, and it is not the same as a machine that runs every day.

The Atlantic side. Boca Raton down to northeast Miami-Dade: dense condominium stock, built-in and premium appliance packages, and access constraints that a technician has to plan for rather than discover on arrival.

Common Questions About Florida Coverage

My Florida town is not on the list. Do you cover it?
Very likely. Town pages exist for the communities where we do enough work to write something specific about the local housing and water, and that is a shorter list than our service area. Check the numerical ZIP list above first, because it is wider than the town pages. After that, check whether your address sits inside the Tampa Bay, Naples, Boca Raton or Aventura metro. If it does, we service it. If you are still not sure, call and we will tell you straight away.
Am I on well water or utility water, and does it matter?
It matters a great deal and it changes the diagnosis. In Hernando County, which covers Brooksville and Spring Hill, a large share of properties draw from private wells, and untreated groundwater there is commonly reported at 18 to 25 grains per gallon of hardness with iron at 0.5 to 5 parts per million and hydrogen sulfide at 0.3 to 2. That scales ice maker fill tubes, stains laundry and smells. Pasco and Hillsborough are on treated utility supply, which is hard but consistent. The appliance most sensitive to the difference is the ice maker, then the dishwasher.
What is the difference between a town page and a metro page?
Specificity. A town page covers one community and carries its ZIP codes, the faults common in that housing stock, the local water and pricing for that area. A metro page covers a whole urban area for the towns that do not have their own page yet, so it is broader. Both book the same technicians at the same prices, and if your town has its own page it is worth starting there because the notes will be closer to what is actually in your kitchen.
Do prices differ between Florida towns?
The diagnostic is $99 everywhere and it is waived when you approve the repair. Repair prices are quoted per job after the diagnosis, and the ranges published on each town page reflect what that area actually pays, which is why they are not identical from page to page. You get the fault, the part, the price and the timeline before any work starts.
Can you come the same day?
Often, and it depends where you are and what time you call. Same-day and next-day appointments are the norm across the Florida service area, and the common failure parts for all six appliances are stocked on the van so most jobs finish on the first visit.
Which appliances do you repair in Florida?
