Appliance Repair in Hialeah Gardens, FL

Hialeah Gardens is new, full and tightly built. 4,216 of its 18,057 housing units went up in 2010 or later, only 253 predate 1960, and just 211 units in the whole city stand vacant — a vacancy rate near one per cent, the lowest anywhere we work. Modern South Florida houses are sealed far better than older ones: impact glazing, tight envelopes, proper air barriers. That is good for storms and for the power bill, and it produces an appliance problem nobody warns you about — a vented dryer has to pull its air from somewhere, and in a closed modern house there is nowhere for it to come from.

  • A dryer exhausts a large volume of air every minute. The house has to replace it
  • Opening the laundry room door does more for drying time than any setting
  • Median finished repair in our own book: $355, middle half $255 to $427
  • Call (561) 821-9082, or book online. On a newer house, check the warranty first

Make, model number, what the machine actually does, and roughly when the house was built. On a newer house we will tell you whether this is a warranty claim before you spend anything. The $99 diagnostic is applied to the repair.

Makeup Air: the Reason a Good Dryer Is Slow

A vented dryer works by drawing room air in, heating it, passing it through the clothes and pushing the hot wet air outside. Every cubic foot it sends out has to be replaced by a cubic foot coming into the house from somewhere. In an older leaky building that happens by itself through gaps you never notice. In a modern sealed one it does not.

What that produces, and it is consistent enough to check before anything else:

  • The dryer runs against a slight vacuum. It cannot move as much air as it was designed to, so drying takes longer — sometimes much longer — with nothing at all wrong with the machine
  • A small closed laundry room is the worst case. A closet or utility room with the door shut is a tiny sealed volume, and the dryer empties it in moments. The single most effective fix is free: leave the laundry door open while it runs
  • It gets worse when other things exhaust at the same time. A powerful range hood, a bathroom fan and the dryer together pull hard on a closed house, and they compete
  • Louvred doors exist for this reason. If the laundry is in a closet, a louvred or undercut door is not a style choice — it is the air path

There is a safety edge to this, and it applies to any house with a fuel-burning appliance. If a house is depressurised hard enough by exhaust fans, a gas water heater or gas dryer with a conventional flue can backdraft — combustion gases coming down the flue into the room instead of leaving. If you have gas appliances and you notice a smell, or soot marks around a flue, stop using them and get it checked. In a tight modern house, cracking a window while running a powerful hood is not fussiness.

So the sequence on a slow dryer here: open the laundry door, then clear the duct, then call us. The duct is still the commonest single cause — a long or blocked run behaves the same way — and how to clean a dryer vent has the method. But in a sealed house the air supply is a real and separate factor, and it is free to rule out.

A Town Where Nothing Stands Empty

Only 211 of 18,057 units are vacant and just 8 are held seasonally. That is worth pointing out because it means the whole category of faults we write about in coastal and snowbird towns — machines that sit unused for months, fused ice maker moulds, pump seals that take a set standing dry, dried-out drain traps — barely exists here. Appliances in Hialeah Gardens work continuously, and they fail from use rather than disuse.

Continuous use pushes the wear items rather than the electronics: drain pumps, door seals, suspension, elements, thermostats, rollers and belts. Those are the cheap end of our work and nearly always worth repairing. Our Lilburn page sets out which components go in which order and what each one means.

Nearly a Quarter of the Housing Is Under Warranty Age

With 4,216 homes built in 2010 or later, a large number of appliances here are young enough that somebody else may still be liable — and most owners do not know it.

Appliance cover is layered rather than single. The whole machine is typically one year. The sealed refrigeration system is commonly five years on parts, and the compressor alone on many brands runs to ten — which matters more than any other clause, because a sealed-system failure is the most expensive thing that can happen to a refrigerator. New-build homes often carry a separate builder warranty on the appliances the builder installed, which is a different claim. And cover travels with the appliance rather than the owner, so a house bought second-hand may carry warranty nobody has used.

⛔ An unauthorised repair can end cover that was otherwise live, so establish the position before anyone opens the machine, us included. Give us the brand, the model number and roughly when it was installed and we will tell you on the phone. Our Ruskin page sets the whole thing out, and Dacula covers what a connected appliance’s error code does and does not tell you.

On the newest houses the other common finding is installation rather than failure: a drain hose pushed too deep into the standpipe so the washer siphons, a dishwasher drain with no high loop, inlet screens blocked with grit that new plumbing sheds for a year or two, an ice maker supply valve never fully opened at handover, and feet never levelled.

The 2,210 attached homes bring the shared-wall question — a leak that reaches a neighbour, drains that may run into a common stack — which our Peachtree Corners page covers. The 737 manufactured homes change the building rather than the repair: doorway clearance, compact appliances with their own parts lists, and a framed floor on piers that lets a slightly unlevel washer walk — that is on our Zephyrhills page. And with a median value of $470,600 and a median age of 41.5, most kitchens here are family kitchens in steady daily use.

The Free Checks Worth Doing First

  • Dryer slow: open the laundry room door and run it again. In a sealed house that alone can change the cycle noticeably. Then clear the duct end to end including the outside flap
  • Dryer worse when the kitchen hood is running: that is two exhausts competing in a closed house. Crack a window
  • ⛔ Any smell of combustion, or soot around a flue: stop using gas appliances and get it checked. That is not an appliance repair
  • Washer empties itself mid-cycle: the drain hose is pushed too deep into the standpipe and it is siphoning. Pull it back and secure it
  • Washer fills slowly: shut the taps, unscrew the hoses and rinse the inlet screens — a washer that will not fill covers it
  • Ice maker never worked: check the supply valve behind the fridge is fully open and the line is not crimped
  • Refrigerator not cold enough: vacuum the coils, give it clearance, check the internal vents — a refrigerator that is not cooling walks it
  • Anything dead: breaker and GFCI outlet before anything else

What the Work Costs

These are our own completed repairs, not a manufacturer’s estimate and not an industry average. A completed repair means a job billed above the diagnostic fee with tax, $108.90 — the machine was fixed, and parts and labour are inside the figure. The diagnostic is $99 and it is applied to the repair when you go ahead.

Completed repairs, median and middle half
CategoryMedianMiddle halfRepairs
All appliances$355$255 to $427668
Refrigeration$375$250 to $462247
Washers$352$257 to $416159
Dryers$354$284 to $390136
Dishwashers$308$254 to $37564
Cooking appliances$363$291 to $45862

Every category sits within about seventy dollars of every other, so the appliance you own tells you much less about the bill than which component failed. Three quarters of finished repairs land under $427 — the figure to weigh against a new machine plus delivery and installation. Our repair or replace calculator does that arithmetic and our real repair cost data breaks it down by component.

The Hialeah Gardens note. On nearly a quarter of the housing the right number is not on this table at all, because a sealed-system fault inside its cover costs you nothing — which is why we ask about the house before we quote anything. And where the answer turns out to be air supply or a duct rather than the machine, there is no part to fit and no bill beyond the diagnostic. We would rather tell you that than sell you a heating element.

Frequently Asked Questions

Do you cover Hialeah Gardens?
Yes, Hialeah Gardens and the surrounding northwest Miami-Dade area, in houses, townhouses, apartments and manufactured homes alike. Call (561) 821-9082 or book online. Worth telling us roughly when the house was built — with nearly a quarter of the housing here newer than 2010, a good number of appliances are still inside a manufacturer warranty and we would rather tell you that on the phone than take a diagnostic fee for something already covered.
My dryer is slow but the duct is clear. What else could it be?
The air it is drawing in. A vented dryer pushes a large volume of air outside every minute, and the house has to replace it — in an older leaky building that happens through gaps nobody notices, but a modern sealed house with impact glazing and a proper air barrier does not leak like that. The machine ends up working against a slight vacuum and cannot move the air it was designed to. The worst case is a laundry closet or small utility room with the door shut, because the dryer empties that little volume immediately. Leave the door open while it runs and see what changes. If the laundry is in a closet, a louvred or undercut door is the permanent version of the same fix.
Why is drying worse when I run the kitchen hood?
Because they are competing for the same limited supply of makeup air. A powerful range hood, a bathroom fan and a dryer all exhaust to the outside, and in a tightly built house there is only so much air coming in to replace what they remove. Running them together depressurises the house and every one of them performs worse. Cracking a window while a strong hood is running solves it, and it is worth doing anyway — in a house with any fuel-burning appliance on a conventional flue, hard depressurisation can pull combustion gases back down the flue, which is a safety matter rather than an efficiency one.
I can smell something like exhaust when the hood runs.
Stop using the fuel-burning appliances and get it looked at rather than working around it. In a tight house, running powerful exhaust fans can depressurise the building enough that a gas water heater or a gas dryer with a conventional flue backdrafts — combustion gases coming down the flue into the room instead of going out. Soot marks around a flue, a persistent smell, or condensation appearing near a vent are all worth taking seriously. That is a job for a qualified gas or HVAC technician rather than an appliance repair, and we will say so plainly if we see signs of it.
Our house is four years old. Should I call you or the manufacturer?
Ask us and we will tell you honestly. Appliance cover is layered rather than a single year: the whole machine is typically one year, but the sealed refrigeration system is commonly five years on parts and the compressor on many brands as much as ten — and that is the most expensive failure a refrigerator can have. New-build homes frequently carry a separate builder warranty on the appliances the builder installed, which is a different claim. Cover travels with the appliance rather than the owner, so a house bought second-hand may still carry it. Give us the brand, model number and rough installation date. Note that an unauthorised repair can void cover that was otherwise live.
My washer empties itself in the middle of a cycle.
Look at where the drain hose enters the standpipe. If it has been pushed deep in, the pipe seals around it and the machine siphons its own water out as fast as it fills — a classic new-installation fault and common in recently built housing. Pull the hose back so it sits loosely at the correct height and secure it there. It costs nothing. The other frequent new-build faults are all in the installation rather than the machine: a dishwasher drain with no high loop, inlet valve screens blocked with grit that new plumbing sheds for its first year or two, a kinked refrigerator water line, and feet that were never levelled.
Do seasonal faults happen here?
Hardly at all, and that is unusual. Only about 211 units in the entire city stand vacant and just eight are held for seasonal use, so the whole family of problems we see in snowbird and coastal towns — ice maker moulds that fused while the water sat, pump seals that took a set standing dry, door gaskets flattened over months, drain traps that dried out and let smells back — barely exists in Hialeah Gardens. Appliances here fail from continuous use instead, which means wear items: drain pumps, door seals, suspension, elements, thermostats, rollers and belts. Those are the inexpensive end and nearly always worth repairing.
Is an appliance in a house this new worth repairing?
Almost always, and often it should not cost you anything at all. On a young machine the fault is usually installation, a single weak component, or electronics — and if it is a sealed-system fault on a refrigerator under about ten years old, the manufacturer may still be liable. Where it is out of cover, mechanical parts are cheap and available so those repairs are good value; a control board on an out-of-warranty machine is the case where replacing sometimes wins. Three quarters of our finished repairs come in under $427, and we give you the part price before fitting anything.
