Seffner has a problem most people experience as bad luck and it is actually arithmetic. 2,232 of its 11,123 housing units — one in five — were built between 2000 and 2009, and another 5,461 went up in the 1970s and 1980s. When a house is built, every appliance in it is installed the same week. Fifteen to twenty-five years later they reach the end of their service lives within a couple of years of each other, and the owner concludes that everything is breaking at once. Everything is breaking at once. It was always going to.

Why Everything Fails the Same Year
This is the most useful idea on this page, so here it is plainly.
In a house that was bought new, the refrigerator, the range, the dishwasher, the washer and the dryer were all installed within days of each other, all from the same builder package, often all from the same manufacturer, and all at the same price point. They then get roughly the same use for the same number of years. Appliances do not have identical service lives — but they overlap heavily, and the spread between them is a lot narrower than the twenty-odd years since installation.
So in the fifth of Seffner built between 2000 and 2009, the original set is now somewhere between about sixteen and twenty-five years old, which is at or past the usual service life for most of it. The dishwasher goes, then eight months later the washer, then the refrigerator. It feels like a run of bad luck or a bad brand. It is a cohort reaching the end together.
Two things follow, and both save money.
First, stop treating each one as an isolated emergency. When the second appliance in a same-age set fails, the useful question is not only “do I fix this” but “which of the remaining ones do I want to choose calmly rather than in a hurry”. An appliance replaced on your schedule is cheaper than the same appliance replaced on a Saturday with a freezer full of food.
Second, the repair-or-replace answer is not the same for every machine in the set. It depends almost entirely on what failed, and that split is consistent:
- Mechanical failures are worth repairing at almost any age. Pumps, belts, rollers, valves, thermostats, igniters, door seals, suspension. These parts stay available for a long time and they stay cheap, and fitting one to a twenty-year-old machine is usually good value
- Control boards on an out-of-warranty machine are the case where replacement often wins. They are the expensive part, and on an appliance already at the end of its cohort you can be putting the most costly component into the machine most likely to fail next elsewhere
- Sealed-system refrigeration faults sit in between, and the deciding factor is the warranty rather than the age. Cover on a sealed system is commonly five years on parts and on many brands the compressor runs to ten, so on anything newer it is worth checking before you spend

Read across that table and you get three different conversations in one town. In the newest tenth the question is whether anybody should be paying us at all, because appliance cover is layered and often still live — that is set out in full on our Ruskin page. In the 2000s fifth the question is the cohort above. In the older half — nearly six in ten homes predate 1990 — the appliances have already been replaced once or twice, so they are mixed ages and the faults are ordinary wear, which is the cheap end of our work.
That older half also brings the constraint Seffner shares with the rest of east Hillsborough: a kitchen laid out in 1978 was designed around the appliances of 1978, and modern machines do not always fit its cabinet depths, door swings or circuits. A Quarter of the Homes Are Rented
Of 10,462 occupied homes in Seffner, 2,581 are rented — about a quarter — and most of those are ordinary single-family houses rather than apartment blocks, since the town has only 71 units in buildings of twenty or more.
Scattered single-family rental changes one thing about a repair, and it is not technical. Somebody other than the person standing in the kitchen has to approve the spend, and somebody has to have keys. That sounds obvious and it is the single most common reason a visit here becomes half a visit: the technician diagnoses the fault, quotes it, and then everything stops while a decision goes to a person who is not there.
What actually helps:
- Tenants: before you book, find out who authorises repairs and what they will approve without being asked. If your landlord uses a management company, get the maintenance contact rather than the sales one
- Owners and managers: tell us your approval limit at booking. If we can proceed up to a figure without stopping, most jobs finish on the first visit
- Either: if the property has been let for years, the appliance’s age is often unknown to everybody involved. The model plate settles it, and it changes the repair-or-replace answer
- Several units: if you hold more than one property here, say how many when you call. One visit beats four

The Manufactured Homes, and the Water
1,373 of Seffner’s housing units are manufactured homes, about 12 per cent. That changes the building rather than the repair — doorway and hallway clearance, compact and apartment-size appliances with their own parts lists, and a framed floor carried on piers instead of a slab, which lets a washer that is even slightly out of level start walking. On water, Seffner is served by Hillsborough County, which blends its own groundwater treatment with regional supply. Published hardness estimates for the county disagree with one another by a wide margin and we are not going to pick the one that suits us — on the visit we look instead, because scale on a dishwasher element, an ice maker mould or a fill tube is visible in a few minutes. The Free Checks Worth Doing First
- Dishwasher not cleaning: lift out the bottom filter and rinse it, then look at the heating element for white crust — how to clean a dishwasher is the routine, and on a twenty-year-old machine it is worth doing before assuming the worst
- Dishwasher standing full of water: run the kitchen sink hot for a minute and watch how fast it clears. A slow sink backs a dishwasher up and no work on the dishwasher will help
- Dryer takes two cycles: disconnect the duct at the back and run it a minute. Strong hot air means the dryer is fine and the run is blocked — see how to clean a dryer vent
- Refrigerator not cold enough: pull it out, vacuum the condenser coils, give it clearance behind, and check nothing blocks the internal vents — a refrigerator that is not cooling walks the sequence
- Washer will not drain: look behind for a drain hose bent flat against the wall, then the front filter if your model has one
- Washer walks on spin: spirit level across the top, all four feet carrying weight, lock nuts tight against the cabinet. On a manufactured home over piers this is the first thing to check
- Front-loader smells: wipe out the folds of the door boot seal, dry them and leave the door ajar between loads — a washing machine that smells separates what a clean cycle fixes from what needs the seal replaced
- Anything dead: check the breaker and any GFCI outlet on the circuit before concluding the machine has died
