The Dryer in a Tower Is a Different Machine
This is the thing most worth knowing here and the one that surprises people who have moved from a house.
A conventional dryer is vented: it heats air, passes it through the clothes, and pushes the hot wet air outside through a duct. In a high-rise that is often impossible or not permitted — there may be no route to an exterior wall, or the building prohibits penetrating the façade. So condominium laundry is frequently a condenser or heat-pump dryer, which is a genuinely different appliance:
- It condenses the moisture instead of expelling it. The water goes into a removable tank or drains away through a hose, and there is a heat exchanger inside doing the work
- It has maintenance a vented dryer does not. Emptying the water tank every cycle or two, and — the one everybody misses — cleaning the condenser or heat exchanger. Most have a second filter or an accessible exchanger block behind a flap at the bottom front. When that clogs with fine lint the machine slows right down
- Its normal cycle is longer, especially heat-pump models, which run cooler and gentler by design. A three-hour cycle is not automatically a fault
- “It takes forever” is nearly always maintenance, not failure. On a vented dryer that complaint means the duct. On a condenser dryer it means the tank, the lint filter or the exchanger
So the single most useful thing you can tell us at booking is which type you have. If there is a water tank you pull out, or a drain hose into the standpipe with no duct going anywhere, it is a condenser or heat-pump machine. The Building Decides the Visit
With two thirds of homes in large buildings, most of what makes a repair here easy or impossible has nothing to do with the appliance.

One thing worth doing today rather than during an emergency: locate the shut-off valves for your washer, dishwasher and refrigerator line, and find out whether your unit has its own isolating valve. In a tower a leak is not your floor, it is the floors below, and the difference between knowing and not knowing is measured in ceilings.
A Quarter of the Homes Are Empty Most of the Year
7,672 units — 25 per cent of all housing here — are held for seasonal or occasional use. That is the highest count anywhere we cover, and it produces a very predictable set of faults on the return.
- Ice makers that will not restart, because the mould or the fill tube dried with deposit in it. The commonest single seasonal finding
- Washers that will not fill or drain, because valve diaphragms and pump seals take a set standing dry
- Door gaskets flattened where they were compressed shut for months in the heat
- Smells that are not the appliance — a dry drain trap letting sewer gas back, which arrives as a complaint about the dishwasher
Before closing a unit up: shut the water at the valves to the washer, dishwasher and ice line and run the washer briefly to release the pressure — a burst supply hose in an empty apartment above other people is the worst outcome on this page. Switch the ice maker off, empty the bin and let the mould dry. Leave the washer and dishwasher doors ajar. Salt air applies here too — it does not evaporate, it draws moisture from humid air, and it corrodes condenser fins and fan motors and produces intermittent faults at electrical terminals. Worth noticing the 2,511 manufactured homes alongside the towers — a genuinely different housing type in the same city, where the constraint is doorway clearance and a framed floor on piers rather than building rules. The Free Checks Worth Doing First
- Condenser dryer taking forever: empty the water tank, clean the lint filter, then find and clean the condenser or heat exchanger behind the flap at the bottom front. That is the step almost nobody knows about and it is usually the whole fault
- Vented dryer taking two cycles: disconnect the duct and run it a minute — how to clean a dryer vent has the method
- Dishwasher backing up: run the kitchen sink hot for a minute. If it is slow too, the stack is the problem, not your machine
- Ice maker dead after the summer: check the arm or switch is on and the fill tube is not blocked with deposit, then give it a full day
- Any sign of a leak: shut your isolating valve first and tell the building. In a tower this is urgent in a way it is not in a house
- Compact refrigerator running warm: check the designed clearances are clear and nothing inside blocks the vents — a refrigerator that is not cooling walks it
- Smell after months away: run water into every drain. A dry trap is not an appliance fault
- Anything dead: check the breaker and any GFCI outlet in the unit
