So in one ZIP code you have pockets of genuinely old rural housing, a large body of subdivision building from the 1990s and 2000s, and newer construction on top of that. Level First: What Settled Ground Does to Appliances

This is the section that is specific to Land O Lakes, and it is worth reading before you buy any part.

Florida sits on limestone and limestone dissolves, which is what produces karst ground and, at the extreme, sinkholes. Pasco County has the highest reported sinkhole activity in the state and this community sits in the area normally named as its centre. The everyday version of that geology, the version most houses experience, is not a hole in the garden. It is a slab that settles a little unevenly over years.

A floor that is out of level by a small amount is invisible to you and obvious to an appliance, because appliances are precision assemblies that assume a flat plane. Four complaints follow, and every one of them is routinely fixed by replacing the wrong thing.

A washer that walks. A washing machine spins a heavy, off-centre load at high speed. Level, the suspension absorbs that. Tilted, the machine cannot stay balanced, the suspension takes the difference, and it hammers and walks across the room. Suspension rods and shock absorbers are a $150 to $330 job, and on an unlevel floor they are the wrong answer, because no new hardware makes a floor flat.

A door that will not stay closed. On a refrigerator, particularly a French door or side by side where two doors have to meet, a small tilt shows as a gap at one corner or a door that no longer swings shut on its own. In Florida humidity a door left slightly ajar is not a minor thing: the machine runs continuously, frosts up its evaporator, and eventually presents as a cooling or defrost fault. The older rural property. Larger lot, possibly a private well and a septic system, kitchens and laundry spaces that were adapted rather than designed. Here the faults are retrofit faults: a dishwasher drain tied in wherever was convenient, a washer standpipe at whatever height suited the space, a refrigerator alcove built for a smaller appliance, a dryer duct that took the route that was physically available.

The 1990s and 2000s subdivision. This is the bulk of the community. Layouts are modern and cutouts are conventional, which is good news for replacement decisions, but these houses are now on their second or third generation of appliances, with original supply plumbing at the age where hoses and valves start giving trouble, and with built-in installations, meaning wall ovens, integrated dishwashers and counter-depth refrigerators, where repair usually beats replacement.

The newer build. Under about fifteen years old, where nothing is worn out and the likely fault is installation: a dishwasher drain fitted without a high loop, a disposal knockout plug never removed, shipping bolts left in a washer, a dryer duct crushed behind the machine, an appliance that was never levelled. Lakes, Humidity and Where Appliances Live

The name is not decoration. Dozens of lakes, ponds and wetlands sit inside this community, and that has two practical effects on appliances.

Humidity, all year. Every appliance that has to move heat or moisture works harder in humid air. A refrigerator takes in a great deal of water vapour every time a door opens, which loads the defrost system and makes a poor door seal expensive. A dryer has to load moisture into air that is already carrying plenty, which is why the same load takes longer in August than in February with nothing wrong. And a front-load washer with the door closed in a humid house never dries out, which is where the mildew smell comes from.

Where the second appliance lives. On larger lots here it is common to keep a second refrigerator or a chest freezer in a garage or an outbuilding, and those are consistently the shortest-lived cold appliances we work on. A Florida garage runs far above the ambient range most refrigerators are specified for, so the compressor spends a much longer share of every day running, and garage air is dustier so the condenser clogs faster. There is a winter version too: many older units run the whole appliance from a single cold control in the fresh food compartment, so in a cold snap the compressor barely runs and the freezer thaws while the fridge side looks fine. A cheap thermometer in a garage freezer prevents that, and a unit actually rated for garage installation handles it by design.

County Water or a Well

Most Land O Lakes streets are on county supply and older properties are frequently on private wells, and the distinction changes one diagnosis in particular.

On a well, there is a second candidate that does not exist on a municipal supply. A well runs through a pump and a pressure tank, and that tank holds a cushion of air which lets the pump run in reasonable bursts rather than switching on and off constantly. When the tank loses its air charge it becomes waterlogged, the pump short cycles, and pressure surges and dips instead of holding steady.
