Condo and Apartment Work Is Its Own Job
A large share of Dunwoody’s housing sits in mid-rise and high-rise buildings near Perimeter Center, and appliance repair there is not the same exercise as in a detached house. Nothing about the fault changes. Everything about reaching it does.
- Stacked laundry. A washer and dryer in a column have to be unstacked to reach most of the lower machine, which on some designs is a two-person job. Say so when you book and the appointment gets scheduled for it
- Closet installs. A machine in a closet with bifold doors and a few inches of clearance has to come out into the room before anything can be tested — and its drain hose is often crushed behind it, which is itself a common cause
- Building access. Loading docks, service elevators, visitor parking and front-desk sign-in all take time, and some buildings need notice. If your building has rules, telling us up front is the difference between a completed visit and a wasted one
- Water shut-off. In many buildings the valve serving your unit is not in your unit. For a leaking washer or dishwasher that matters, and it sometimes needs building maintenance present
- Compact and 24-inch appliances. Condo kitchens often use narrower dishwashers and smaller ranges, which are a different parts list from the full-size equivalents
- Vented dryers in a stack. Long, shared or restricted duct runs are common, and they are the reason a condo dryer takes two cycles when the machine is fine
That last one comes up constantly. A dryer in a building with a long duct run to an exterior wall is working against far more resistance than one in a house, so a partial blockage shows up sooner and more dramatically. The Older Houses Have a Different Problem
Dunwoody’s established neighbourhoods are largely 1960s to 1980s ranch and split-level homes, and their kitchens were designed for the appliances of that era. When a modern machine goes into one of them, three things tend to bite.
Openings that do not match. Refrigerator alcoves from that period are narrower and shallower than what a current French-door model expects, so machines get shoehorned in with almost no clearance at the back or the sides. A refrigerator that cannot shed its heat behaves exactly like a refrigerator that cannot make cold — and the fix is often clearance and a coil clean rather than a part.
Electrical that was adequate then. Older houses more often have a single circuit doing work that now has several appliances on it, and a shared or aged circuit shows up as intermittent faults: a machine that trips a breaker occasionally, or an electric oven that lights up but never heats because one leg of its 240-volt supply is weak. That is diagnosed by measuring at the appliance, not by replacing parts.
Plumbing that has aged. Slow kitchen drains are common in houses of that vintage, and a slow drain backs a dishwasher up — the machine is blameless and no work on it will help. Water and the Georgia Summer
Dunwoody’s water comes from a treated surface supply rather than groundwater, so it is comparatively soft and the scale problems that dominate appliance repair in hard-water regions are milder here. What that means in practice: less of the diagnosis goes on descaling and more on the mechanical and electrical side — filters, pumps, valves, sensors and controls.
It also means detergent dosing matters more than people expect. Soft water needs less than the packaging suggests, and the surplus never rinses away: it films up glassware in a dishwasher and feeds the biofilm that makes a washer smell. If either of those is your complaint, halving the dose is worth trying before anyone books a visit. Your utility publishes an annual water quality report, which is where to check the actual figures for your address rather than relying on a general statement.
Summer adds its own load. A refrigerator works by moving heat out of itself into the room, so a hot kitchen, a dusty condenser and a tight alcove together turn a machine that coped in March into one that cannot hold temperature in July. Humid intake air makes dryers slower, so a partly blocked duct that went unnoticed all winter becomes a two-cycle machine in August. And warm, humid laundry rooms grow biofilm faster, which is why the musty-smell complaint peaks in summer — a routine problem far more often than a mechanical one. The Free Checks Worth Doing First
- Fridge not keeping up: unplug it, pull the lower grille, vacuum and brush the condenser coils. Free, and the commonest cause in a tight alcove
- Dryer slow: lint filter, then the whole duct run — in a building that run is long and it matters more
- Dishwasher not draining: twist the filter out of the tub floor and wash it under a hot tap
- Washer will not spin: redistribute the load and check the machine does not rock; imbalance detection abandons the spin on purpose
- Electric oven or dryer dead: both halves of the breaker fully off and fully on
- Ice maker producing nothing: a thermometer in the freezer — it needs 0°F, and above roughly 10°F the freeze cycle never completes
If one of those fixes it, keep the habit rather than calling it luck. If none does, you have eliminated the free causes and the diagnosis starts from a much better place.

One honest caveat for condo work: the part costs the same, but access can add labour. Unstacking a laundry column, bringing a machine out of a closet, or waiting on a service elevator is time rather than materials. What to Tell Us When You Book
- House or condo, and if condo, the floor and whether there is a service elevator or a sign-in desk
- The make and the model number. On a sticker: inside the fresh-food compartment on a fridge, the tub edge of a dishwasher, under the lid or behind the console on a washer, inside the door frame on a dryer or oven. Photograph it — one wrong character orders the wrong part
- What the machine actually does, rather than what you think is wrong. “Runs the full cycle and the clothes are soaking” tells us more than “the washer is broken”
- Whether the laundry is stacked or in a closet, because that decides whether the visit needs two people
- Whether a breaker has tripped, and whether it held when reset
- Anything done in the kitchen recently — flooring, plumbing, a new disposal, cabinetry. A surprising number of faults date from work done nearby rather than from the appliance ageing
Then the technician diagnoses it for the flat $99, names the fault and the part, confirms availability and quotes the total before anything is ordered. Approve it and the $99 comes off. Decide against it and you have paid for a diagnosis and owe nothing more. Parts and labour carry a warranty.
