⛔ And the warning that makes it urgent rather than academic: an unauthorised repair can end a warranty that was otherwise live. When the Landlord Is a Company

A great deal of the newer rental stock here is held by portfolio owners and managed through an app or a web portal rather than by a person you can ring. That is not necessarily worse — logged requests get tracked and do not get forgotten — but it works differently, and a few things make it go faster.

  • Submit through the portal, even if you also phone. A request that exists only as a phone call has no record, and with these owners the record is what moves it
  • Describe what the machine does, not what you think is broken. “Runs a full cycle and the clothes are still soaking” routes correctly. “The pump has failed” can be logged as a diagnosis you have made, and it does not help

Water travels sideways. A slow leak from a washer, dishwasher or ice line runs along the floor structure or down inside a party wall and surfaces in the next unit, usually lower down and some distance from the source. So damp in a neighbour’s ceiling can be your appliance, and damp in yours can be theirs. Two practical points: find out where your water shut-off is before you need it, because in attached housing it is not always inside the unit; and report any sign of weeping immediately rather than watching it, because damage that reaches an adjoining home is far more expensive than any repair on this page.

Drains are often shared too. If a dishwasher backs up, run the kitchen sink hot for a minute first — if the sink is slow as well, the problem is a common waste stack rather than the machine, and no appliance work will change it. What Actually Fails on a Young Appliance

In housing this new, most faults are not wear. They are installation, electronics, or one weak component — and the installation ones are common and cheap:

The Free Checks Worth Doing First

Look behind and underneath your washer, dishwasher and refrigerator for any sign of weeping. Whatever the answer, find out now where your water shut-off is, because in attached housing it is not always inside the unit, and a leak is the wrong moment to go looking.

Look at where the drain hose goes into the standpipe. Pull the hose back so it sits loosely at the correct height and secure it there. It costs nothing and it is worth trying before you report a fault.
