Why a Crawlspace Changes the Diagnosis
In a house on a slab, the supply pipes are inside the heated envelope or buried in concrete. In a house on a crawlspace, they run under the floor in a vented space that is close to outdoor temperature. Everything that takes water — the washer, the dishwasher, the refrigerator’s ice maker, an outside tap — is fed from down there.
When the temperature drops, water in the most exposed section freezes and expands. Two things follow, and they arrive at different times:
- First, no flow. The appliance tries to fill, gets nothing or very little, and reports a fill error, a long cycle or no ice. Nothing on the machine is broken. This is what people call us about
- Second, the damage — after the thaw. Ice splits the pipe or the fitting while it is frozen, but the leak only appears when it melts and pressure returns. That is why the water damage so often shows up on a mild afternoon two days after the cold snap
The order of failure is by thickness and exposure: the quarter-inch plastic or copper line feeding a refrigerator ice maker is the thinnest thing under the house and it goes first, then washer supply lines near an outside wall, then the dishwasher feed, then the main runs. A house that has had an ice maker line freeze once will do it again in the same place unless that section is insulated or rerouted.
On a hard freeze night, in a crawlspace house: open the cabinet doors under the kitchen and bathroom sinks so heated air reaches the pipes, let a tap run at a slow trickle on the run furthest from the meter, and know where the main shut-off is before you need it. If a line does burst, the damage is measured by how long it runs, and a valve you cannot find in the dark is the expensive part.
Telling a Frozen Line From a Failed Valve
Both produce a machine that will not fill, so this is worth two minutes before anyone is called out.
- Check another fixture on the same side of the house. If the kitchen tap is also weak or dry, the problem is the plumbing, not the appliance
- Check the timing. A fault that appeared overnight during a freeze and eased by afternoon is ice. A valve that has failed stays failed
- Check the ice maker alone. If the dispenser and the ice both stopped but the kitchen tap is fine, suspect the quarter-inch line and its shut-off rather than the module
- Listen at the machine. A fill valve energising with no water arriving hums; a dead valve is silent
- Look under the house if you safely can, or at the wall behind the machine, for damp, ice, or a green-white crust on copper that says this has happened before
Where the line really is frozen, thaw it gently — warm air, not a flame, and never a blowtorch under a timber floor. Once it flows again, check that section for a split before you trust it.
The Other Half of a 1950s House
The same houses bring a second, slower problem: the appliances are decades newer than the kitchen they stand in. A 1950s house has usually had three or four sets of machines, each fitted into whatever space and services the last one left.

The Free Checks Worth Doing First
