Shared Walls Change What a Leak Means
In a detached house, a weeping washer is your carpet and your problem. In a townhouse it is a different event, and it is worth understanding before it happens rather than during.
Water travels sideways. A slow leak from a washer, a dishwasher or a refrigerator ice line does not stay where it started. It runs along the floor structure or down inside a party wall and appears in the next unit, usually lower down and often several feet from the source. Three things follow:

- The bill can stop being yours alone. Damage in an adjoining home is a different conversation from damage in your own, and it is one you want to have early with evidence rather than late without
- Speed matters more than it does in a house. Which is why knowing where the shut-off is, before there is water on the floor, is the single most useful piece of preparation in attached housing
Drains are often shared too. Attached units frequently tie into a common waste stack, and when that stack is partly blocked the symptom appears at whichever fixture is lowest or nearest — not necessarily in the home causing it. So a dishwasher that backs up may have nothing wrong with it. Run the kitchen sink hot for a minute and watch how fast it clears before you book anyone. If the sink is slow as well, or if using one fixture affects another, the problem is downstream of both and no work on the appliance will help.
Practical preparation, all free: locate your isolating valve and label it; know whether your washer and dishwasher have their own service valves under the sink or behind the machine; and if your home shares a stack, find out who to call about it — the association, the management company or the neighbour — before you need to know at eleven at night. Built-In and Panel-Ready Appliances
At this price point a lot of kitchens were designed rather than fitted, which means appliances integrated into the cabinetry instead of standing between it. That is not a worse appliance; it is a different job.
- Access. A panel-ready dishwasher or an integrated refrigerator column is fixed to the cabinetry and sometimes trapped by it. Pulling one far enough forward to work behind it can mean removing a custom panel, a plinth or a run of trim, and that has to be in the appointment rather than discovered in your kitchen. - Ventilation. Built-in refrigeration sheds its heat through clearances designed into the cabinet — usually a plinth grille or a gap above. Block those, with dust or with a remodel that closed a soffit, and the machine runs hot and behaves exactly like one losing its ability to cool. Common finding, cheap fix
- Parts lead times. Model-specific parts for premium and built-in units are stocked in smaller numbers than mass-market equivalents. Where something has to be ordered we tell you the wait before you commit, not after
- Wall ovens and cooktops are separate appliances and are frequently different brands and ages, so a fault in one says nothing about the other

Very little of the stock is old and only 8 per cent is newer than 2010, so most appliances here are out of warranty but not ancient — which is exactly the range where a repair is usually the right answer. The Free Checks Worth Doing First
- Damp appearing in a neighbour’s unit, or in yours: check behind and under the washer, dishwasher and refrigerator in both homes before assuming it is a pipe
