Vibration, the Party Wall, and Who Owns the Noise
A modern front-loading washer spins at well over a thousand revolutions a minute. Balanced, on a solid level floor, you barely hear it. Out of balance, or standing on a springy floor, or touching a wall, and the machine stops being a machine and becomes a loudspeaker: the structure carries the vibration far better than the air does, which is why a neighbour two rooms away sometimes hears it more clearly than you do.

- The machine is touching the wall or the cabinet. A washer needs a gap. Contact turns the wall into a sounding board, and the hoses behind get crushed at the same time
- It is not level, or the floor is not. Adjust the feet until the cabinet does not rock in any direction, then check again with a full load in it. Timber floors in houses of this age flex, and a machine that was level five years ago usually is not now
- Transit bolts were never removed. Rare but dramatic, and free to fix
- Anti-vibration pads are missing where the floor is suspended. They are cheap, they work, and they are not a substitute for levelling
- The load is the problem. One heavy item, a duvet or a bath mat, cannot distribute itself. Modern machines try to rebalance and will slow the spin instead, so slow spins and repeated rebalancing are a symptom of loading rather than of a fault
- Genuine wear: shock absorbers, suspension rods, the drum bearing. These make noise that changes with the spin speed and gets worse over weeks, and the bearing is the one worth catching early because it damages the seal and then the drum
Working out whose machine it is, when the complaint comes through the wall: run yours on a spin cycle while somebody stands in the affected room, and then have the neighbour do the same with theirs. Vibration through a party wall is loudest close to the shared structure and drops off sharply as you move away from it. Two minutes of that settles an argument that can otherwise run for months.
