Appliance Repair in Lawrenceville, GA
Appliance Repair in Lawrenceville, GA
Lawrenceville is the largest housing market we cover in metro Atlanta — 76,358 units, 52,233 of them detached houses — and it was built recently and fast: 39,730 homes went up in the 1990s and 2000s alone, more than half of everything here. That generation of subdivision house put the laundry upstairs, next to the bedrooms, instead of in a basement or a garage. It is far more convenient and it carries one risk the old arrangement never had: when something lets go up there, the water lands on your ceiling.
- A burst supply hose is not a drip — it is mains pressure, unattended, above a living room
- A drain pan with no drain is a shallow bucket and it overflows in seconds
- Median finished repair in our own book: $355, middle half $255 to $427
- Call (470) 412-9335, or book online. Tell us which floor the laundry is on
Appliance down in Lawrenceville?
Make, model number, what the machine does — and which floor it is on. An upstairs laundry changes what we check and how urgent a small leak is. The $99 diagnostic is applied to the repair.
Why an Upstairs Laundry Is a Different Machine
The washer is the same. What changes is what a failure costs. In a basement, a leak runs across a concrete floor to a drain and somebody notices it on the way to the car. On a second floor, the same leak goes into the subfloor, along the joists, and appears as a stain on a ceiling — often a room away from where it started, and often weeks later.
Three things fail up there, in this order of expense:
- Supply hoses. They are under mains pressure every hour of every day, not only while the machine runs. A burst hose delivers water at the rate of a garden tap and it does not stop until somebody shuts a valve
- The drain connection. A drain hose that works its way out of the standpipe, or a standpipe that backs up, puts a wash cycle’s worth of water on the floor. This is the commonest one and the one people blame the machine for
- The machine’s own seals and pump. Genuinely an appliance fault, genuinely repairable, and usually the smallest of the three in consequence
The pan question, answered honestly. A drain pan under an upstairs washer is not required by the residential code everywhere, though some jurisdictions do require one over living space — check locally rather than assuming. But the detail that matters is not whether you have a pan: it is whether that pan is plumbed to a drain. A pan with no outlet holds a few gallons, and a burst supply hose fills it in seconds and then overflows exactly where the pan was supposed to help. An unplumbed pan catches a slow weep, which is worth something, and gives a false sense of security about the failure that actually destroys ceilings.
Two things to do this week if your laundry is upstairs. First, find the shut-off valves behind the machine and confirm you can turn them — a single-lever valve that shuts both at once costs little and gets used, whereas two stiff taps behind a heavy machine do not. Second, look at the hoses: rubber hoses are a consumable with a life measured in a few years, braided stainless is better, and any hose that is bulging, crusted at the fitting or older than five years should be replaced before it decides for you.
The Drain Hose, and Why the Washer Gets Blamed
In a second-floor laundry closet the drain hose goes into a standpipe in the wall. Several ordinary things then go wrong and all of them look like a machine fault:
- The hose is pushed in too far and seals against the pipe. The machine then siphons — water drains out as fast as it fills, so a wash never completes and the drum is empty when you open it
- The hose is not secured and the force of the pump walks it out of the standpipe partway through a cycle. Everything after that goes on the floor
- The standpipe or the branch is partly blocked with lint and detergent scum, so it backs up and overflows at the top. Run the machine and watch the standpipe: if water rises in it, that is plumbing rather than the pump
- The hose is kinked behind a machine pushed back hard, which the machine reports as a drain error
The free test that separates machine from plumbing: start a drain or spin cycle, then watch where the water goes. A pump that is failing sounds different and the drum stays full. A standpipe that backs up puts water on the floor while the pump works perfectly. Our Paoli page covers the dishwasher version of the same distinction.
Noise and Vibration on a Timber Floor
A washer on a second floor sits on a timber deck that flexes, not on a slab. At spin speeds above a thousand revolutions a minute that produces the complaint we hear most in these subdivisions: the whole house booms, and the room below gets it worst.
- Level it properly, front to back and side to side, until it does not rock at all when you push a top corner — then check again with a full load in it
- Leave a gap. The machine should touch nothing: not the wall, not the dryer, not the closet frame. Contact turns the structure into a sounding board
- Confirm the transit bolts came out at installation if the noise has been there since day one
- Anti-vibration pads help on a flexing floor and they are not a substitute for levelling
- One heavy item cannot balance itself. Repeated rebalancing and a slow final spin are the load, not the machine
If it still shakes the ceiling once those are right, the suspension, the shock absorbers or the drum bearing are the next candidates — and a bearing is worth catching while it is still a noise, because it ends as a leak. Our Brookhaven page reads noise by when it happens: wash, spin or drain.
The Dryer Half of the Closet
An upstairs dryer vents up and out, which is a longer and more awkward run than a basement machine has. The allowance is the same everywhere: 35 feet of duct from the transition at the dryer to the outside terminal, less five feet for every 90-degree elbow and two and a half for every 45 — and the manufacturer’s figure governs where it is shorter. A closet installation usually starts with two turns before the duct has gone anywhere.
Symptoms of a run that is too long are specific: clothes come out hot and damp, the cycle needs repeating, the machine shuts off part way and restarts after a rest, and the closet gets humid. Media sets out the arithmetic and what to do about a run that cannot be shortened. The part that repeated overheating kills is usually a one-shot thermal cut-out, and fitting another one while the duct is still restricted buys a few weeks.
What This Town Is Made Of
| Measure | Units | Share |
|---|---|---|
| Detached houses | 52,233 | 68% |
| Built in the 1990s | 22,826 | 30% |
| Built in the 1980s | 17,266 | 23% |
| Built in the 2000s | 16,904 | 22% |
| Built 2010 or later | 9,079 | 12% |
| In buildings of ten units or more | 12,185 | 16% |
| Attached houses and townhouses | 5,527 | 7% |
| Occupied, rented | 27,471 | 37% of occupied |
| All housing units | 76,358 | 100% |
Two things follow. Only 1,039 homes here predate 1960, so this is not a town where the fault hides in century-old wiring or galvanised pipe. The houses and the services are modern; what ages is the appliance itself and the way it was installed.
And 27,471 occupied homes are rented — thirty-seven per cent, a large share of them detached houses rather than apartments. That makes one question worth settling before anyone is called: an appliance supplied with the home is normally the landlord’s responsibility under the lease, one you bought is yours. Report a landlord’s appliance in writing as well as by phone, describe what the machine does rather than diagnosing it, and if the house is newer, ask whether the appliance is still inside its manufacturer warranty — cover on a rented home’s appliances often goes unclaimed because nobody has the paperwork. Our Union City page covers that case in detail.

Cooktops we do repair, but we have too few finished cooktop repairs of our own to publish a median that would mean anything, so we quote from the cooking-appliance figure and give you the real part cost on the visit.
The Free Checks Worth Doing First
- Find the shut-off valves behind the laundry pair and confirm they turn. That is the whole difference between a scare and a ceiling
- Check the hoses for bulges, crusting at the fittings and age. Over five years, replace them
- Check the drain hose is secured at the standpipe and not pushed in so far that it seals
- Watch the standpipe during a drain. Water rising in it is plumbing, not the pump
- Push a top corner of the washer. If it rocks, level it — five minutes with a spanner
- Dryer taking two cycles: count the elbows in the duct run and check the outside vent flap opens fully
- Anything dead: breaker and any GFCI outlet first

What the Work Costs
These are our own completed repairs, not a manufacturer’s estimate and not an industry average. A completed repair means a job billed above the diagnostic fee with tax, $108.90 — the machine was fixed, and parts and labour are inside the figure. The diagnostic is $99 and it is applied to the repair when you go ahead.
| Category | Median | Middle half | Repairs |
|---|---|---|---|
| All appliances | $355 | $255 to $427 | 668 |
| Refrigeration | $375 | $250 to $462 | 247 |
| Washers | $352 | $257 to $416 | 159 |
| Dryers | $354 | $284 to $390 | 136 |
| Dishwashers | $308 | $254 to $375 | 64 |
| Cooking appliances | $363 | $291 to $458 | 62 |
Washers sit at a $352 median with the middle half between $257 and $416, and the parts that fail on an upstairs machine — pumps, valves, shock absorbers, suspension rods, seals — are at the cheaper end of that. Three quarters of all our finished repairs land under $427. Our repair or replace calculator weighs that against a new machine plus delivery and installation, and our real repair cost data breaks the figures down by component.
The Lawrenceville note. Carrying a washer up a turn in a staircase is a real part of the cost of replacing one, and it pushes the sensible repair threshold up in a two-storey house. The other half of the arithmetic is that a small leak upstairs is worth attention immediately rather than at the weekend — the repair is the cheap part, the ceiling is not.
What to Tell Us When You Book
- Which floor the laundry is on, and whether there is a pan under the machine
- Whether you have seen water, and whether it appeared during a cycle or between cycles
- Whether the drum is full or empty when the machine stops with an error
- Make and model number, often inside the door or behind the lower panel
- Whether the machine is stacked and how much room there is in the closet
- Who approves the work, if you rent
Around Lawrenceville
We cover Lawrenceville and the surrounding Gwinnett County area. East, Dacula is where a smart appliance gives you a code rather than a diagnosis; west, Lilburn covers what fails in an appliance’s middle years and Peachtree Corners covers built-in appliances behind shared walls; north east, Grayson and Snellville are the same subdivision era. The full list of towns is on our service area page.
North, Duluth rents nearly half its homes and its page covers the other half of laundry trouble: why a front-loading washer smells, how much detergent it actually wants, and which symptoms are genuinely a fault.
