Appliance Repair in Duluth, GA
Appliance Repair in Duluth, GA
Duluth was built almost entirely in the modern era — of 47,859 housing units, only 226 predate 1960 — and it rents heavily: 21,255 occupied homes, forty-six per cent, are rented, with 14,259 units in buildings of ten or more. That combination means most laundry here happens in a high-efficiency front-loading machine that is a few years old, in a home somebody moved into recently. And the single most common complaint we take about those machines is a smell — which is maintenance, not a breakdown, and which the wrong detergent habit causes.
- A front-loader seals shut, so anything left damp inside stays damp
- Too much detergent is the usual cause — the residue feeds what you can smell
- Median finished repair in our own book: $355, middle half $255 to $427
- Call (470) 412-9335, or book online. Tell us whether it smells or leaks
Appliance down in Duluth?
Make, model number, and what the machine actually does. If it is a washer, tell us whether the complaint is smell, a leak at the door, or an error code — those are three different jobs. The $99 diagnostic is applied to the repair.
Why a Front-Loader Smells and a Top-Loader Did Not
A front-loading machine seals against a thick rubber door gasket and uses a fraction of the water an old top-loader did. Both of those are why it cleans well and costs little to run, and both are why it smells if it is treated like the old machine.
- The door seals shut. A closed drum with damp laundry in it, or even just residual moisture, has nowhere to dry. Leave the door and the detergent drawer open between washes and most of the problem disappears
- Less water means less rinsing. Detergent that is not rinsed away stays in the machine as a film, and that film — with body oils, lint and fabric softener — is what actually smells
- The gasket has a fold in it that traps water, hair and small items. It is designed to, and it needs wiping
- Cold washes save energy and leave more residue. A periodic hot cycle burns it off
The detergent point is the one worth repeating, because it is the opposite of what people assume. HE machines need a small amount of HE detergent — using more does not clean better, it leaves more residue, and it produces the suds that make a machine pause, add rinses, and take an hour longer. If you have been measuring with the cap, you are almost certainly using several times what the machine needs.
The routine that fixes it, and it is not a repair: wipe the gasket fold dry after the last wash of the day and check it for coins and hair clips. Leave the door and the drawer ajar. Cut the detergent to the line marked for your load size and water hardness. Run the machine’s own cleaning cycle, or a hot cycle with a washer cleaner, monthly. Clear the drain pump filter behind the small door at the bottom front every few months. That sequence solves the large majority of smell complaints without a technician.
When It Is Actually a Fault
Some of what gets reported as a smell or a leak genuinely is a repair, and these are the ones worth calling about:
- Water on the floor at the front of the machine. That is the gasket — torn, perished, or holding a foreign object. Gaskets are replaceable and the part is not expensive
- The drum has play in it and the noise rises with spin speed. Suspension, shock absorbers or the bearing
- The machine will not drain and the filter is clear. The pump, or something lodged between the drum and the tub
- An error code that returns after the machine has been powered down at the breaker for a minute. Write it down exactly — a code that does not come back was a glitch
- A smell of hot plastic or burning at any time. Stop using it and call. That is not a maintenance problem
- The drum will not turn or turns freely with no resistance at all
The distinction matters because the maintenance list above costs nothing and the repair list is genuinely our work. Washers sit at a $352 median in our own book, middle half $257 to $416, and gaskets, pumps and shock absorbers are at the cheaper end of that.
Apartment Laundry, and What Decides the Visit
With 14,259 units in buildings of ten or more, a large share of these machines live in apartment laundry closets, often stacked. Three things follow:
- Access decides whether the job finishes. Contractor sign-in, a service elevator that may need reserving, permitted working hours, parking, and where the unit’s water shut-off is. Send those at booking rather than on arrival
- A stacked pair has to come apart for many repairs, which needs clear floor space in front of the closet
- A leak reaches the home below, which is why a front gasket leak in an apartment is worth calling about the same day rather than mopping for a week
Our Bryn Mawr page covers compact and stacked machines and why the model and serial number matter more on them, and Hallandale Beach covers condenser and heat-pump dryers, which turn up in buildings that do not allow venting.
What This Town Is Made Of
| Measure | Units | Share |
|---|---|---|
| Detached houses | 25,165 | 53% |
| Built in the 1990s | 15,363 | 32% |
| In buildings of ten units or more | 14,259 | 30% |
| Built in the 1980s | 10,954 | 23% |
| Built in the 2000s | 9,725 | 20% |
| Built 2010 or later | 7,190 | 15% |
| Attached houses and townhouses | 4,213 | 9% |
| Occupied, rented | 21,255 | 46% of occupied |
| All housing units | 47,859 | 100% |
Almost nothing here is old. 226 units predate 1960 — half a per cent — so the faults we find in older parts of the metro simply are not present: no aluminium-era branch circuits, no galvanised supply, no refrigerator wedged into a 1940s recess. What you get instead is modern housing with modern appliances, where the questions are about how the machines are used and how they were installed.
With 21,255 rented homes, settle one thing before calling anyone: an appliance supplied with the home is normally the landlord’s under the lease, one you bought is yours. Report a landlord’s appliance in writing as well as by phone. If the building is newer, ask whether the machine is still inside its manufacturer warranty, because cover on rental appliances goes unclaimed constantly — our Union City page covers how those layers work.
And with 7,190 homes built since 2010, a good share of the calls here are about appliances behaving in unfamiliar ways rather than failing: long quiet compressor runs, two-hour dishwasher cycles, heat-pump dryers that take their time. Newtown Square separates the two.
What We Repair in Duluth
| Appliance | Common causes |
|---|---|
| Front-loading washers | Door gaskets, drain pumps and filters, suspension, bearings, detergent residue faults |
| Dryers | Elements, thermal cut-outs, rollers, condenser units in buildings with no vent |
| Refrigerators | Defrost systems, fans, ice maker valves, dispensers |
| Dishwashers | Filters, drain hoses, inlet valves, door springs on integrated units |
| Ranges and ovens | Elements, igniters, sensors, control boards |
| Ice makers | Fill valves, fill tubes, filters overdue for a change, modules |
| Hoods and over-range microwaves | Fan motors, grease-blocked filters, recirculating units doing a ducted job |
Cooktops we do repair, but we have too few finished cooktop repairs of our own to publish a median that would mean anything, so we quote from the cooking-appliance figure and give you the real part cost on the visit.
The Free Checks Worth Doing First
- Smell: wipe the gasket fold, leave the door and drawer open, cut the detergent, run a hot clean cycle. Give it two weeks before booking anything
- Clear the drain pump filter behind the small door at the bottom front — it is the most common cause of drain errors and it is free
- Leak at the front: run a finger around the whole gasket fold looking for a tear or a trapped object
- Long cycles and extra rinses: too much detergent. The machine is dealing with suds it should not have
- Error code: write it down exactly, power down at the breaker for a minute, and see whether it returns
- Dryer suddenly slow: clean the lint filter with soap and water, and if it is a condenser machine, clean the exchanger behind the lower flap
- Anything dead: breaker and any GFCI outlet first

What the Work Costs
These are our own completed repairs, not a manufacturer’s estimate and not an industry average. A completed repair means a job billed above the diagnostic fee with tax, $108.90 — the machine was fixed, and parts and labour are inside the figure. The diagnostic is $99 and it is applied to the repair when you go ahead.
| Category | Median | Middle half | Repairs |
|---|---|---|---|
| All appliances | $355 | $255 to $427 | 668 |
| Refrigeration | $375 | $250 to $462 | 247 |
| Washers | $352 | $257 to $416 | 159 |
| Dryers | $354 | $284 to $390 | 136 |
| Dishwashers | $308 | $254 to $375 | 64 |
| Cooking appliances | $363 | $291 to $458 | 62 |
Washers are our second largest category at 159 finished repairs with a $352 median, and the parts behind most of the complaints on this page — gaskets, pumps, filters, shock absorbers — sit at the cheaper end of the range. Three quarters of all our finished repairs land under $427. Our repair or replace calculator weighs that against a new machine plus delivery and installation, and our real repair cost data breaks the figures down by component.
The Duluth note. Where the complaint is a smell and the machine is mechanically sound, we will tell you that and show you the routine rather than fitting a part. Where the gasket is genuinely torn or the pump is damaged, that is a repair and we give you the part price before fitting it. Both answers are worth more than a guess over the phone.
What to Tell Us When You Book
- Whether the complaint is smell, a leak, noise or an error code
- Where the water appears — at the front door, underneath, or behind
- What detergent you use and how much, if the complaint is smell or long cycles
- Whether the pair is stacked, and how much room there is in front of the closet
- Make and model number, usually inside the door or behind the lower panel
- Building access and who approves the work, if you rent
