The Half Hour Worth Spending in a New Home
Whether you bought or you are renting, the appliances arrived with the house and nobody handed you a manual. Six things to do once, at the start:
- Photograph every model and serial plate. Refrigerator: inside, on a side wall or above the top drawer. Washer and dryer: inside the door, or behind the lower panel. Dishwasher: the door frame. Range: a drawer edge or the frame behind the bottom drawer. This single step is the difference between a part on the van and a second visit
- Find the water shut-offs — behind the laundry pair, under the sink for the dishwasher, and the small valve on the refrigerator’s supply line — and confirm each one turns. A valve that will not move is worth fixing on a calm day
- Find the main water shut-off and the breaker panel, and label the breakers if the previous occupant did not
- Look at the supply hoses behind the washer. If they are stiff, bulging or crusted at the fittings, replace them — they are a consumable and mains pressure sits on them permanently
- Pull the fridge out and vacuum the condenser. You have no idea when it was last done, and it is the most common reason a machine runs constantly
- Run each machine once, empty, and listen. A washer on a spin cycle, a dishwasher on a short programme, the dryer on air. Faults you find in week one are somebody else’s problem to argue about; faults you find in month six are yours
If you rent, do that check in the first week and put it in writing. Email the landlord or the manager a short list of what you found — a slow drain, a torn door seal, a dryer that takes two cycles — with the date. An appliance that came with the home is normally the landlord’s responsibility under the lease, and a written record from week one is what keeps a failure in month eight from becoming an argument about who broke it.
What Is Usually Wrong With an Inherited Machine
These are what we find most often on a first visit to a house that recently changed hands, and most are maintenance rather than failure:
- A condenser nobody has ever cleaned, so the fridge runs constantly and drifts warm in summer
- A dryer duct full of years of lint. Clothes take two cycles, and the machine’s one-shot thermal fuse is on borrowed time. Media covers the duct arithmetic — 35 feet of allowance, less five for every right-angle turn

- Door seals with a set in them from years of being closed on something. Test with a sheet of paper: it should grip all the way round
- A washer that has never been levelled on a floor that has settled since

- Vacuum the refrigerator condenser — in an inherited machine, assume it has never been done
