Why New Dishwashers Dry Differently
An older dishwasher had an exposed heating element in the base that baked the load dry at the end of the cycle. It worked, it used a lot of electricity, it was noisy, and it melted anything plastic that fell onto it.
Most machines sold now dry by condensation instead. The final rinse is hot, so the dishes come out of it hot; water then evaporates off them and condenses on the stainless steel tub wall, which is cooler than the load, and runs away to the bottom. No element, no fan, far less energy and much quieter. It also explains everything people complain about:
- Plastic comes out wet. Plastic holds almost no heat compared with glass, ceramic and steel, so there is nothing to drive the water off it. This is physics rather than a fault, and no repair changes it. Load plastics on the top rack and expect to shake them
- Rinse aid is not optional. It lowers the surface tension so water sheets off rather than beading, and every manufacturer recommends it regardless of drying method. An empty rinse aid reservoir is the single most common cause of “it stopped drying”
- Opening the door at the end helps enormously. Cracking it open when the cycle finishes lets the steam out and the rest evaporates in minutes
- Overloading ruins it. Dishes that nest or touch trap water between them, and the cycle has no way to reach it
- Cold incoming water lengthens everything. The machine heats its own water, so a cycle that starts cold takes longer and ends cooler
Before booking a repair for poor drying, do these four things: fill the rinse aid reservoir and set the dispenser to a higher setting; run a cycle with plastics on the top rack only; crack the door open when the cycle ends; and check nothing is nesting. If drying is still poor after that, then the heating element on machines that have one, the thermostat or the vent flap are worth looking at — and that is a real repair.
Not Drying, Not Cleaning, Not Draining — Three Different Faults
These get reported interchangeably and they are not the same thing at all.
- Not drying: rinse aid, loading, condensation drying as above. Rarely a component
- Not cleaning: the filter at the bottom of the tub, the spray arm holes, water temperature, and detergent that has gone hard in the box. Check the arms spin freely by hand before anything else

- Smell is water sitting somewhere it should not, usually the filter sump or a sagging drain hose
Dishwashers carry the lowest median of our six categories at $308, with the middle half between $254 and $375, because the parts that fail — filters, hoses, seals, inlet valves and drain pumps — are inexpensive. That is worth knowing before replacing a machine over a drying complaint that a bottle of rinse aid would have fixed.
What Else a New House Brings
With 65 per cent of the stock built since 2000, most of what we see here is modern equipment doing modern things:
- Refrigerators that seem to run constantly. Variable-speed compressors run long and quietly by design. Judge by temperature, not by sound
- Dryers that take their time. A heat-pump or condenser machine dries cooler and slower, and needs its exchanger cleaned behind the lower flap

Only 816 homes here predate 1960. That absence matters: the faults that dominate older parts of the metro — aluminium-era branch circuits, crawlspace supply lines, refrigerators wedged into pre-war recesses — are simply not the problem in Hampton. What ages here is the appliance, not the house, and a home bought new in 2005 is now on its second set.

The Free Checks Worth Doing First
- Dishes wet: fill the rinse aid, turn the dispenser up, keep plastics on the top rack, crack the door at the end of the cycle
- Dishes dirty: pull and rinse the filter, spin the spray arms by hand, check their holes against the light
- Water left in the bottom: filter first, then the drain hose route, then a recently fitted disposal’s knockout plug
- Fridge seems to run constantly: check the temperature rather than the sound — 40 degrees Fahrenheit or below, freezer at zero
- Dryer slowed down: wash the lint filter in soapy water; on a condenser machine clean the exchanger behind the lower flap
- Garage freezer in cold weather: check the model’s minimum ambient temperature
