Rented Homes: Two People, One Appliance

- Loaded all at once. Sixty lunches arrive between eight and nine in the morning. That is a large thermal load in a short window, and a domestic machine takes hours to recover from it — which is why the fridge reads warm at eleven and fine at four, and why nobody believes it is faulty
- Nobody owns it. Domestic appliances need occasional attention: coils vacuumed, a filter changed, spills cleaned before they reach a drain. In a break room nobody’s job includes it, so nothing gets done until the machine stops
- Microwaves running continuously. A domestic microwave is specified for a few minutes at a time with long gaps. Back-to-back use through a lunch hour heats the magnetron and its cooling path beyond what that duty cycle allows

One practical point for facilities managers. A break-room fridge that ices up repeatedly is very often doing so because its door is not sealing after years of being swung hard, and a gasket is a cheap part. Worth checking before anything larger is considered.
Oldsmar Treats Its Own Brackish Water
This surprises people who assume everything in unincorporated-adjacent Pinellas comes from the county. It does not. The City of Oldsmar runs its own plant — the Bruce T. Haddock Water Treatment Plant, opened in 2013 — and feeds it from eleven wells inside the city that draw brackish water from two aquifers, the Tampa Limestone and the Upper Suwannee. That water goes through reverse-osmosis membranes, which is desalination-grade treatment, and comes out soft.
For your appliances the consequence is the good one: scale is generally not why things fail here. That matters because it changes the order of diagnosis. In hard-water territory an ice maker producing small hollow cubes, a dishwasher that stops drying or a washer inlet valve that will not seat are all routinely mineral deposit, and the honest answer is a descale rather than a part. In Oldsmar those same symptoms are much more often the component itself, and assuming otherwise wastes a visit.
The same is true two towns south in Dunedin, which also treats its own supply, though from the Floridan aquifer rather than brackish sources. And it is emphatically not true in between: Palm Harbor is unincorporated, buys county water at nine to twelve grains per gallon, and scale there is a leading cause of failure. So does Safety Harbor, immediately south of you. Four neighbouring towns, two different answers to the same question, and the boundary is which municipality treats its own water.
There is a historical curiosity behind that patchwork. When Ransom E. Olds — the man behind the Oldsmobile and the moving assembly line — bought the land and platted this town in 1916, laying it out as a wheel with spokes running to a hub on the bay, his purchase straddled the Pinellas and Hillsborough county line. Municipal boundaries here have been irregular ever since, and utility service followed them. Which is why your neighbour a short distance away can genuinely have different water.
If your house has a whole-home softener on top of soft municipal water, mention it — water that soft makes a standard detergent dose behave like an overdose, which leaves residue and, in front-loaders, smell. A washing machine that smells covers what a clean cycle fixes and what needs a seal.

The Georgia Summer Has Nothing on a Florida Garage
One failure here is more preventable than any other, and it is the second refrigerator or chest freezer in the garage. An enclosed Florida garage in July sits well above outdoor temperature, and a refrigerator in it has to reject its heat into air that is already hot. Add two years of dust matted across the condenser coil and an inch of clearance behind the machine, and the compressor runs close to continuously trying to do a job it was never specified for. Many do not survive several summers of it.
Pull it out once a year, vacuum the coils, leave it a few inches of breathing room. That is the whole maintenance schedule, and it is the difference between a garage fridge lasting four years and lasting twelve. If yours is already struggling, do that first and give it a day before calling anyone — a refrigerator that is not cooling sets out the rest of the sequence.
The Free Checks Worth Doing First

- Refrigerator not cold enough: pull it out, vacuum the condenser coils, give it clearance, wait a day. Essential on any garage unit
- Break-room fridge warm at midday, fine by afternoon: that is recovery from bulk loading rather than a fault. Check the door gasket seals along its whole length before anything else
- Dryer takes two cycles: disconnect the duct at the back and run it a minute. Strong hot air means the machine is fine and the duct is blocked. How to clean a dryer vent has the method, and in a rental it is worth asking when it was last done
- Washer will not drain: check behind for a drain hose bent flat against the wall, then the front filter if your model has one
- Dishwasher not cleaning: lift out the bottom filter and rinse it. In a shared or rented kitchen this is the most neglected part of any appliance
- Dishwasher standing full of water: run the kitchen sink hot for a minute and watch how fast it clears. A slow sink backs a dishwasher up and no work on the dishwasher will help
- Front-loader smells: cut the detergent dose by a third and run a hot empty cycle. On soft water a marked dose is effectively an overdose
