If Your House Predates 1960

A house of that age was not designed around a dishwasher, a washing machine or a tumble dryer. Every one of those arrived later and had to be given a drain, a supply, a vent and a circuit in a building that had none. That improvisation is decades old, has often been redone twice, and it is where a large share of the faults actually live.

  • A dishwasher drain with no high loop. The line has to rise above the sink connection before it drops, or sink water siphons back into the machine — producing standing water, smells and dishes that come out dirty
  • A disposer knockout plug still in place. Where a dishwasher drain was teed into a garbage disposer, the disposer arrives with a plug in that inlet that must be removed at installation. Where it never was, the machine has literally never drained
  • A washer standpipe of the wrong height or with too long a horizontal run. Too short and it overflows because it cannot take the pump’s output; too flat and it drains slowly. Neither is a fault in the washer
  • A dryer duct that does not reach outside. On a converted porch or in a basement, ducts have sometimes been run into a crawl space, a roof void, or left short. A dryer must vent outside — anything else puts litres of water into the building every load and lint collects wherever the air slows. Find the termination before you use it again
  • One circuit doing several jobs. A breaker that trips only when two machines run together is telling you about the wiring, not either appliance. ⛔ Do not fit a larger breaker

If Your House Was Built Since 2010

New houses have the services designed in, so the retrofit faults above mostly do not apply. What replaces them is a different short list.

  • Check the warranty before you pay anyone.   • Installation faults, not wear.   • Control boards. The one genuinely poor trade in a modern machine — cheap to fail, expensive to replace, and often the line between a worthwhile repair and a write-off
  • Makeup air. A tightly built modern house does not leak the way an old one does, so a vented dryer can end up working against a slight vacuum. Leaving the laundry door open while it runs genuinely helps

Townhouses and Apartments

With 388 attached homes and 323 apartments in a town of 1,836 units, nearly two in five households share a wall. Two things follow.

A leak is not only yours. Water runs along the floor structure or down inside a party wall and surfaces in the next home, usually lower down and some distance from the source — so damp in a neighbour’s ceiling can be your appliance, and damp in yours can be theirs. The Free Checks Worth Doing First

  • Dishwasher standing full: run the kitchen sink hot for a minute, then check for a high loop, then the disposer knockout if it was teed in there
  • Washer empties itself mid-cycle: the drain hose is pushed too deep into the standpipe. Pull it back and secure it
  • Washer overflows the standpipe: that is the drain not taking the pump’s output, not a fault in the machine

Every category sits within about seventy dollars of every other, so the appliance you own tells you much less about the bill than which component failed. Look at where the drain hose enters the standpipe. If it has been pushed deep in, the pipe seals around it and the machine siphons its own water out as fast as it fills — the classic new-installation fault. Pull the hose back so it sits loosely at the correct height and secure it there; it costs nothing. The other common faults in recently built homes are all in the installation too: a dishwasher drain with no high loop, inlet valve screens blocked with grit that new plumbing sheds for a year or two, a kinked refrigerator water line, an ice maker supply valve never fully opened, and feet that were never levelled.
There is damp near the dryer in our older house.
Find out where the duct terminates before running the machine again. A dryer moves a large volume of warm, moist, lint-laden air and it must vent outside. In houses where the laundry was added into a converted porch, a cupboard or a basement, ducts have sometimes been run into a crawl space or a roof void, or simply left short — which puts litres of water into the structure every load. That is a damp and mould problem first and a fire risk second, because lint accumulates wherever the air slows. Stop using it until the run reaches outside, and clean the whole run while it is apart.

In a townhouse that is worth checking rather than dismissing. Water travels sideways along floor structures and down inside party walls, and it usually surfaces lower down and some distance from where it started, so a leak in one home genuinely can appear in the next — and the reverse is just as common, so their machines are worth checking too. Look behind and underneath your washer, dishwasher and refrigerator for any sign of weeping. Whatever the answer, find out now where your water shut-off is, because in some attached housing it is not inside the unit.
