Apollo Beach was dredged into existence. From the late 1950s a farm shoreline on the east side of Tampa Bay was cut into finger canals — more than 55 miles of interconnected saltwater canals, averaging about seven feet deep — so that houses could have boats in the back garden. That is the whole character of the place, and it produces an appliance problem you will not find inland: salt air is not an event here, it is the weather every day. Salt Air Is Not the Same as Salt Water

Most people understand that a flooded appliance is in trouble. Far fewer realise that living beside salt water damages appliances continuously, without anything ever getting wet.

The mechanism is worth understanding because it changes what you should do about it. Wind off the bay and the canals carries fine salt aerosol inland and deposits it on everything. Three properties of that deposit matter:

  • It does not evaporate. Water dries, salt stays. Once it is on a condenser fin it is there until something washes it off
  • It is hygroscopic — it pulls moisture out of the air. In a climate that sits at high humidity for months, a salted surface stays damp even when nothing has rained on it. So you get the conditions for corrosion continuously rather than occasionally
  • It conducts. Salt in solution carries current, which is why it drives galvanic corrosion wherever two different metals meet — and an appliance condenser is exactly that: aluminium fins on copper tubing, steel fasteners through both

What that does in practice, in rough order of how often we see it:

  • Condenser coils that corrode and lose efficiency. The fins go first. A coil that cannot shed heat makes the compressor work longer for the same result, and the machine presents as one slowly losing its ability to cool. On a canal-front house this is the single commonest refrigeration finding we make
  • Fan motors and their bearings. Condenser fans sit in the airflow that carries the salt, and they seize or get noisy years before they should
  • Electrical connections and control boards in anything with an outdoor or semi-outdoor exposure — a lanai, an open garage, an outdoor kitchen. Corrosion at a terminal produces intermittent faults, which are the hardest and most expensive kind to chase
  • Fasteners, hinges and trim. Cosmetic until a door stops sealing evenly, and then not cosmetic at all

The useful part: most of this is preventable with a hose. Rinsing exposed coils and outdoor-appliance housings with fresh water a few times a year removes the salt before it does its work, and it costs nothing. Inside the house, vacuuming refrigerator condenser coils twice a year rather than once is a reasonable adjustment for living here.

The Garage Refrigerator

Almost every house here has a second refrigerator or a chest freezer in the garage, and it is the appliance we are called to most in summer. In the great majority of those calls the machine is not broken.

Refrigerators and freezers are designed to work within a stated range of surrounding air temperature. It is printed in the manual and almost nobody reads it. Push the ambient past the top of that range and the appliance cannot reject heat fast enough — the compressor runs and runs, the fresh-food side may stay tolerable while the freezer creeps up, and the whole thing looks exactly like a failing machine. An uninsulated Florida garage in August is a much harsher place than any kitchen the appliance was designed for.

How to tell the difference before you pay anybody:

  • Does it recover overnight or in winter? A machine that holds temperature fine in January and loses it every July is being beaten by the ambient, not failing
  • Put a thermometer in the garage, not in the fridge, and see what the air is actually doing at four in the afternoon
  • Check the manual for the rated ambient range. Some models are sold as garage-ready specifically because they tolerate a wider one; a standard kitchen model is not that
  • Look at the coils. In a garage they load up with dust and, near the canals, salt. A dirty coil plus a hot garage is a combination that finishes machines off

What actually helps: give it ventilation and shade rather than tucking it against a hot exterior wall, keep the coils clean, keep a chest freezer reasonably full because thermal mass carries it through the hottest hours, and if you are buying a replacement for the garage, buy one rated for it. None of that is a repair and we will tell you so.

Outdoor Kitchens: Rated or Not Rated

Canal-front houses here very often have an outdoor kitchen on the lanai or the dock side, and the single most common problem with them is not a fault at all — it is an indoor appliance installed outdoors.

Outdoor-rated refrigerators, ice makers and dishwashers exist and they are built differently: sealed electronics, corrosion-resistant stainless grades, components chosen for temperature swings and humidity. An indoor-rated unit in the same cabinet will work for a while and then fail, and it will keep failing, because the environment is outside what it was designed for. This is a misapplication rather than a defect, so it is usually not a warranty claim either.

If you are having an outdoor kitchen built, that is the thing worth getting right at the specification stage. If you have inherited one, we will tell you honestly on the visit whether we are looking at a repairable fault or a unit that will do this again, so you can decide with the facts rather than after the third call-out. The older quarter is mostly the original canal-front houses off Apollo Beach Boulevard, which have had decades of salt exposure and where the corrosion story above is at its strongest. The Free Checks Worth Doing First

  • Garage fridge losing the freezer in summer: put a thermometer in the garage air. If it is well above what the manual allows, the machine is being beaten by the room. Shade it, ventilate it, clean the coils, and keep a chest freezer full
  • Refrigerator slowly getting worse over years: pull it out and look at the condenser coil. Near the canals the fins corrode as well as clog, and a coil that cannot shed heat behaves exactly like a failing machine — a refrigerator that is not cooling walks the sequence
  • Anything with an outdoor exposure behaving intermittently: that pattern is corrosion at a connection far more often than a dead board. Worth saying when you book, because it changes what we bring
  • Rinse it. Fresh water over exposed coils and outdoor-appliance housings a few times a year removes salt before it works. Free, and genuinely effective

You can, and it will fail. Outdoor-rated appliances are genuinely built differently — sealed electronics, corrosion-resistant stainless grades, and components chosen for the temperature swings and humidity they will actually meet. An indoor-rated unit in an outdoor cabinet works for a while and then fails, and it will keep failing, because the environment is outside its design. Other submerged parts need evaluating by a qualified technician. There is also a salt-specific problem: salt stays conductive after it dries and pulls moisture back out of humid air, so a circuit that reads dry can be leaking current days later. Why do my condenser fan motors keep failing?
Because the fan sits in exactly the airflow that carries the salt, so its bearings and windings get the heaviest exposure of anything in the machine. Replacing it fixes the symptom, but the replacement is on the same clock as the last one unless the conditions change — so it is worth doing something about the conditions. Rinsing the coil and housing with fresh water a few times a year genuinely helps, as does keeping the appliance out of direct salt-laden draughts where that is possible. We will say all this at the time rather than let you find out in eighteen months.
The house is only a few years old. Should I be calling you or the manufacturer?
Ask us and we will tell you honestly. Forty-three per cent of housing here was built in 2010 or later and about fifteen per cent since 2020, so live warranty is common. We are away for part of the year. What should we do with the appliances?
About five per cent of homes here are held for seasonal or occasional use, so this comes up regularly. Before you go: turn off the water at the valves to the washer, dishwasher and refrigerator ice line and run the washer briefly to release the pressure, because a burst supply hose in an empty house has months to do damage. Switch the ice maker off, empty the bin and let the mould dry. If the refrigerator is staying on, leave it on; if you are emptying it, prop the doors open. Leave the washer door or lid ajar after wiping the seal, and run the dishwasher empty on a hot cycle and leave its door ajar too. On the way back, give things a day before concluding anything has failed.
