In a Building, a Leak Is a Different Event

With 3,666 units in buildings of twenty or more, a large share of this city lives above somebody else. That changes the urgency of a weeping washer or dishwasher completely.

  • Water does not stay on your floor. It finds the slab edge, the wall cavity or a service penetration and appears in the unit below, usually within hours and often in a ceiling rather than on a floor
  • The damage scales with every level. A repair that would be a nuisance in a house becomes an insurance conversation in a tower
  • Find your shut-off now. Some buildings give each unit an isolating valve; others do not, and shutting a riser needs building staff — which takes time you will not have at eleven at night
  • Supply hoses are consumables. Five years is a sensible replacement interval and braided stainless is worth the small extra. In a stacked building this is the cheapest insurance available

Seasonal Units and Coastal Air

The Free Checks Worth Doing First

  • Any sign of a leak in a building: shut your isolating valve and tell the building. That comes before anything else
  • Dishwasher backing up: run the kitchen sink hot for a minute. If it is slow too, the stack or the run is the problem, not the machine

One note that applies unevenly across this city. In a condo, replacing an appliance is not a delivery — it is a service elevator booking, a protected route through common areas and a disposal arrangement, and sometimes an approval. Why does the housing type change the diagnosis?
Because the building sets the conditions. A dishwasher that will not drain in a detached house is usually the filter or the kitchen sink; in a condo it may be a shared waste stack that has nothing to do with your machine; in a pre-1960 cottage it is often a missing high loop from when the dishwasher was retrofitted; and in a manufactured home it can be the run under the floor. A washer that walks is a levelling and suspension question in a house, but in a manufactured home levelling is almost always the whole answer because the floor is framed on piers and flexes. My washer is leaking and I live on the fourth floor.

My dryer has a water tank instead of a vent.
That is normal in a condominium, and it is a different machine rather than a broken one. Condenser and heat-pump dryers condense moisture out of the air instead of pushing it outside, because many buildings have no route to an exterior wall or do not permit penetrating the façade. They need maintenance a vented dryer does not: emptying the water tank, cleaning the lint filter, and cleaning the condenser or heat exchanger behind a flap at the bottom front — that last one is the step almost nobody knows about and it is usually why a condenser dryer has slowed right down. Their normal cycles are also genuinely longer than a vented machine’s.
We are only here part of the year. What should we expect on the way back?

Does salt air really matter if the appliance is indoors?
Yes, and it is continuous rather than occasional. Salt aerosol settles on everything and does not evaporate the way water does; it is hygroscopic, so it keeps surfaces damp even in dry weather, and in solution it conducts, which drives corrosion wherever different metals meet. A condenser is aluminium fins on copper tubing with steel fasteners — exactly the wrong combination. What you see is corroded fins, condenser fan motors failing years early, and intermittent faults at electrical terminals. Rinsing exposed coils and any outdoor housings with fresh water a few times a year removes the salt before it does the damage, and it costs nothing.
Our cottage is from the 1950s. What is different?
The kitchen was designed around the appliances of its day, and the dishwasher and laundry were almost certainly added later into whatever space existed. That retrofit is where a lot of the faults are: a dishwasher drain with no high loop so sink water runs back into the machine, a disposer knockout plug never removed at installation so it has literally never drained, a washer standpipe of the wrong height that cannot take the pump’s output, and a dryer duct that may not reach outside at all. Older houses also have fewer dedicated appliance circuits than a modern kitchen expects, so a breaker that trips when two machines run together is the wiring rather than either machine.
Is repairing worth it, or should I replace?
It depends on which component failed and, here, on where you live. Mechanical parts — pumps, belts, rollers, valves, thermostats, igniters, door seals, suspension — stay available and cheap, so those repairs are good value at almost any age; a control board on a machine out of warranty is usually the point to stop. Three quarters of our finished repairs come in under $427. The local wrinkle is that in a condo replacing means a service elevator booking, a protected route and disposal, and in a manufactured home the new machine has to clear the doorway and fit the bay — both push the sensible repair threshold up well above what the price tag suggests.
