Check the Warranty Before You Book Anybody
This is the single most useful thing on this page, and it costs us work to say it, so we will say it first.
In a town where nearly four homes in ten are younger than about fifteen years, a large share of the appliances we are called to are still inside a manufacturer warranty and their owners do not know it. Appliance warranties are not one period. They are usually layered, and the outer layers are long:
- The whole appliance is typically covered for one year from purchase or installation, parts and labour
- The sealed refrigeration system — compressor, condenser, evaporator, the tubing between them — is commonly covered for five years on parts, and on many brands the compressor alone runs to ten. This matters enormously, because a sealed-system fault is the most expensive thing that can happen to a refrigerator
- Specific components vary by brand: some cover a washer motor or a dishwasher tub or liner for far longer than the machine as a whole
- New-build homes often carry a separate builder warranty on the appliances the builder installed, which is a different claim from the manufacturer one and sometimes runs alongside it
If your house went up in 2019 or later and the refrigerator has stopped cooling, there is a real chance the fault is a covered one and the correct call is to the manufacturer, not to us. We will tell you that on the phone if you give us the brand, the model and roughly when it was installed, and we would rather lose the job than take money for something somebody else has already agreed to pay for.
Two things to know so it does not go wrong. First, warranty terms sit with the appliance rather than the person, so a house you bought second-hand may still carry cover the previous owner never used. Second, an unauthorised repair can end a warranty that was otherwise live — which is the strongest possible reason to establish the position before anyone opens the machine.
Where the warranty has genuinely run out, or the fault is not a covered one, we are the cheaper and faster route and we will say so plainly.
What Actually Fails on a Young Appliance
People assume a machine that is three years old should not break, and when it does they assume it was a lemon. Usually neither is true. Young appliances fail differently from old ones, and the pattern is consistent enough to be useful.
Old appliances fail from wear. Bearings, belts, pumps, seals, elements — parts that have done millions of cycles and finally stopped. That failure is gradual and it announces itself.
Young appliances fail from installation, from electronics, or from one weak component. That failure is abrupt and it feels unfair. In new-build Ruskin these are the ones we see:
- Installation that was never quite finished. A drain hose pushed too far into the standpipe so the machine siphons, a dishwasher drain line without a high loop, a fridge water line kinked behind the cabinet, an anti-tip bracket never fitted, feet never levelled. The trades who fit appliances on a new house are fitting dozens a week, and these are the corners that get cut. None of them is a broken appliance and all of them present as one
- Control boards. The one genuinely bad trade in a modern machine: cheap to fail, expensive to replace, and often the difference between a worthwhile repair and a write-off. This is exactly where the warranty question earns its keep
- Water inlet valves and their screens. New plumbing sheds grit and pipe scale for its first year or two, and it ends up in the finest filter in the system, which is the screen in your washer or dishwasher inlet valve. A machine that fills slowly in a new house is far more often this than a failed valve
- Door seals and hinges out of adjustment. A house settles. So do cabinet runs. A fridge door that no longer seals evenly on a two-year-old machine is usually an adjustment, not a part
- Ice makers that never worked properly. Frequently the supply was never fully opened or the line was crimped at handover, and nobody noticed for a year because nobody used the ice
The good news in that list is how much of it is cheap. A siphoning drain hose, a missing high loop, a blocked inlet screen and a door adjustment are not part replacements, and on a fair number of new-build visits here that is the whole fault.
The Other Ruskin
Half a mile from a subdivision built last year is a town that has been here since 1908 and spent most of that time growing tomatoes. Ruskin was one of Florida’s serious agricultural centres — thousands of acres of tomato fields and packing houses that shipped nationally — and although subdivisions have taken a great deal of that land, the housing the farm economy built is still standing and still occupied.

Read that table as two businesses rather than one town. In the new half the question is nearly always who pays. In the old half it is nearly always is it worth it, and the answer there is more often yes than people expect, because the machines are mechanical and mechanical parts stay cheap and available for a long time.
The manufactured-home quarter has its own rules, and they are about the building rather than the appliance: doorways and hallways sized to the appliances of the day, so a modern full-size machine does not always come in through the opening the old one came out of; compact and apartment-size models with their own parts lists; and a framed floor on piers instead of a slab, which lets a washer that is even slightly out of level start walking. Water, and Why We Are Not Going to Quote You a Number
Ruskin sits in Hillsborough County’s south-central service area, which is fed partly by the county’s own groundwater treatment and partly by regional supply from Tampa Bay Water. That is a blend rather than a single source, and the practical consequence is that the mineral content is not one fixed figure across the town.
Published hardness estimates for this part of Hillsborough County disagree with each other considerably — some describe the Tampa Bay Water blend as moderately hard, and others put county wellfield areas several times higher. We are not going to pick the number that suits us. On the visit we look instead: scale on a dishwasher element, in an ice maker mould or on a fill tube is visible and measurable in a few minutes, and that beats an averaged figure from anyone’s report. One local point that does matter: on older parcels outside the county service area, some properties are still on private wells. If you are seeing orange staining in the washer drum or the dishwasher, that is iron and it points to a well rather than county supply. On a well the appliance problems are iron blocking the fine inlet screens on fill valves, a rotten-egg smell that gets blamed on the dishwasher and is actually hydrogen sulfide in the supply, and sediment scoring valve seats. We do not treat water and we will not sell you a softener, but we will tell you honestly which of the two you are looking at.

The Free Checks Worth Doing First
A real share of Ruskin calls close on one of these, and in a new house the odds are better than average.
- Washer empties itself mid-cycle or never fills properly: look at where the drain hose enters the standpipe. If it is pushed deep in, the machine is siphoning and the fix is to pull it back and secure it at the right height. Free, and very common on new installations
- Washer fills slowly: shut the taps, unscrew the hoses at the machine and check the inlet screens. In a house under about three years old these clog with grit from new plumbing, and a washer that will not fill is far more often this than a failed valve
- Dishwasher will not drain or smells: check the drain line rises in a high loop under the sink before it goes to the disposer or standpipe. Without it, sink water runs back into the machine. Then run the kitchen tap hot for a minute and watch how fast it clears — a slow sink backs a dishwasher up and no work on the dishwasher will help
- Washer walks or bangs on spin: spirit level across the top, front to back and side to side, all four feet carrying weight, lock nuts tight against the cabinet. On a manufactured home over piers this is the first thing to check
- Refrigerator not cold enough: pull it out, vacuum the condenser coils, give it clearance behind, and check nothing is jammed against the internal vents — a refrigerator that is not cooling walks the sequence
- Ice maker has never worked: check the supply valve behind the fridge is fully open and the line is not crimped. On a new house this is the most common ice maker fault there is, and it is not a fault in the machine
- Dryer takes two cycles: disconnect the duct at the back and run it a minute. Strong hot air means the dryer is fine and the run is blocked — see how to clean a dryer vent
- Anything dead: check the breaker and any GFCI outlet on the circuit before you conclude the appliance has died

Three quarters of finished repairs land under $427 — the figure to weigh against a new machine plus delivery and installation.
