Townhouses: Your Leak Is Not Only Yours

Around 1,444 homes here are attached — townhouses, duplexes and small terraces — and they behave differently from detached houses in two ways that matter for appliances.

Water travels sideways. A slow leak from a washer, a dishwasher or an ice maker line in an attached home does not stay in your unit. It runs along the floor structure or down inside a party wall and appears next door, often lower down and often some distance from the source. Three consequences follow:

  • Damp in your neighbour’s ceiling can be your appliance, and the reverse is just as true. Before anyone assumes a roof or a pipe, it is worth checking whether either unit has a machine that has been weeping
  • Find your shut-off before you need it. In some attached housing the isolating valve for a unit is not inside it. In the middle of a leak is the wrong moment to discover that
  • Tell us if a neighbour is affected. It changes the urgency and it changes what we look at, because a leak that has been running long enough to cross a wall is usually not the one you have just noticed

Drains are often shared. Attached units frequently tie into a common waste stack. When that stack is partially blocked, the symptom shows up in whichever fixture is lowest or nearest — which may not be the unit with the problem. So a dishwasher that backs up in one home can be a stack issue rather than an appliance issue, and the tell is whether anything else is slow at the same time. Run the kitchen sink hot for a minute and watch how fast it clears before you book anyone. If the sink is slow too, no work on the dishwasher will help.

The same logic applies to a washer standpipe that overflows. That is a drain that cannot take the pump’s output, and the pump is doing exactly what it should. A washer that is leaking separates the machine from the plumbing.

Manufactured Homes: the Floor and the Doorway

About 2,917 units here are manufactured, roughly one in eight of the housing stock. The repair is the same; the building is not.

  • The floor is framed and carried on piers, not poured as a slab. It flexes, and a washer that is even slightly out of level will start walking — so levelling is genuinely the first check rather than a formality. The Free Checks Worth Doing First

  • Washer walks on spin: spirit level across the top, front to back and side to side, all four feet carrying weight, lock nuts tight against the cabinet. In a manufactured home this is the first and often the only check needed

Level it first, and there is a good chance that is the whole fault. A manufactured home stands on piers with a framed and decked floor rather than a poured slab, so it has some give, and a machine that is even slightly out of level will start moving on the spin cycle. Put a spirit level across the top, front to back and side to side, adjust the feet so all four carry weight, then tighten the lock nuts hard up against the cabinet — if you skip that last step it unlevels itself again within a couple of weeks. Ten minutes and no cost. Left walking, a washer wears its suspension and tub bearing years early.
I rent. Who arranges the repair?
