North Miami is old by South Florida standards. 7,817 of its 18,965 housing units were built before 1960 — forty-one per cent — and only three per cent since 2010. Fifty-six per cent of occupied homes are rented. Houses of that era here are almost all concrete block: solid masonry walls on a slab, no basement, no stud cavity. That one construction fact explains most of the appliance oddities in this town, because there is nowhere to run a new pipe, duct or cable without cutting into block or going around it.

Why Block Construction Changes Appliance Work
A timber-framed house has hollow walls, a floor void and often an attic or crawlspace — pipes, ducts and cables go inside them and nobody sees anything. A concrete block house on a slab has none of that. The exterior walls are solid, the interior partitions are often block too, and the plumbing that exists is buried in concrete poured decades ago.
So when a dishwasher, a laundry pair or an ice maker arrived after the house was built, the installer had three options: cut a chase into the block, run it on the surface, or route it through the ceiling. All three are legitimate, and all three create the specific problems we find here:
- Long horizontal drain runs with too little fall. Where a waste line could not go down through a floor, it went sideways to reach an existing stack. A drain with insufficient slope carries solids poorly, so a dishwasher or washer that drains slowly, or backs up only on a full load, is frequently the run rather than the pump
- Dryer ducts that take the long way round. Getting through a block wall means core-drilling, so ducts often go up into the ceiling, across, and out at a soffit — a much longer, more turned path than a wall vent. Long runs work against more resistance, so a partial blockage shows up sooner and harder. And they are out of sight, so they go uncleaned for years
- Surface-mounted circuits, and few of them. Adding a dedicated appliance circuit in block usually means visible conduit, which is why people avoid it and put the new appliance on a run that already existed. A breaker that trips only when two machines run together is the wiring, not either machine
- Supply lines routed the cheapest way, often long, sometimes reduced in diameter along the way. That shows up as slow filling that no valve replacement fixes
- Nothing is easy to reach. A leak inside a block wall or under a slab does not announce itself in a cupboard; it shows up as a damp patch or a warm spot on the floor, sometimes a long way from the source
The useful consequence: on an added appliance in a block house, check the route before the machine. A fair share of what we are called out for here turns out to be the installation the appliance inherited rather than the appliance itself, and several of those cost nothing to correct.

The dryer row is worth emphasising because it is also a safety point. A dryer must vent outside, and in block houses where a route was difficult we occasionally find a duct terminating in a soffit cavity, an attic or a utility room. That puts litres of water into the structure every load and lint accumulates wherever the air slows. With 9,690 rented households the ownership question decides who pays: an appliance supplied with the property is normally the landlord’s, one you bought is yours. Report a landlord’s appliance in writing as well as by phone, describe what the machine does rather than diagnosing it, and do not arrange your own repair expecting reimbursement without that in writing. The Free Checks Worth Doing First
- Dishwasher or washer backing up: run the kitchen sink hot for a minute. If it is slow too, the run is the problem
- Only fails on a full load: that is volume against a poorly falling drain, not a pump fault
- Dryer slow: disconnect the duct at the back and run it a minute — how to clean a dryer vent has the method. In a block house the run is longer than you think
- Washer fills slowly: shut the taps, unscrew the hoses and rinse the inlet screens — a washer that will not fill covers it
- Breaker trips with two machines on: note what was running. ⛔ Do not fit a larger breaker
- Refrigerator not cold enough: vacuum the coils, give it clearance, check the internal vents — a refrigerator that is not cooling walks it
- Warm spot or damp patch on the floor: stop and call a plumber. That is a possible slab leak, not an appliance fault
- Anything dead: breaker and GFCI outlet before anything else

Every category sits within about seventy dollars of every other, so the appliance you own tells you much less about the bill than which component failed. Three quarters of finished repairs land under $427 — the figure to weigh against a new machine plus delivery and installation. The North Miami note is about not paying for the wrong thing. Where the cause is the drain run, the duct route or the circuit, an appliance repair changes nothing and you will be calling another trade afterwards.
